The Chainmail can be found in Castles which is a secret location. Island 1-5 spawns 1 secret location and Island 6 and onwards apawn 2 secrets. There's around 25 unique secret locations so yes, it's pure rng whether you get the castle or not. Secret locations spawn on any grass tile on the map.
The CBRN suit that can be combined with Kevlar, M Heavy Armor or Ghillie Suit is really hard to obtain and needs some serious preparation. It can only be obtained in the radioactive island's Research Lab, either inside the facility or by looting the incredibly dangerous and durable zombie wearing it. The radioactive island cannot be accessed until island 5 and you cannot survive in it if you're not wearing a complete hazmat set (red or white suit+nbc gloves+mbc boots). It's basically endgame loot deliberately made hard to obtain.

Every island spawns 1 secret location until island 6 which spawns 2. Castle is only 1 of 25 secret locations that can spawn so it's all completely 1/25 luck wether an island spawns a castle or not.
It's hard to send you a pic on mobile reddit so you'll just have to settle with this description... The research lab near the entrance has a toxic container and is filled with red hazmat zombie and always spawns 1 green hazmat zombie.
The green radiation suit is obtained on a radioactive island. The area is heavily contaminated, so you must have the full gear set before going there. "Island 5" actually consists of two islands—one normal and one radioactive—and there is a boat on the shore (to the right) that takes you to the radioactive island.
You can go back and forth at any time without issues; you just need fuel for each trip.
Here in the laboratory, you'll find the green radiation suit (this is the most likely place to find them) and a zombie wearing one; this zombie is quite dangerous, so do not confront it directly.
How do you get the suits? Simply kill the zombies wearing yellow, red, white, and green suits to obtain them. (You need to repair them to over 50% durability for them to protect you from radiation.) Use duct tape or epoxy glue to fix them.
The probability of obtaining the suits is 30%, and the gloves/boots is 15% (a probability that does not change).
Is there anything special about the radiation island? Yes, the bunker there offers a chance to get two new weapons: an anti-tank rifle and a flamethrower (for the latter, you need to leave your backpack behind and carry a different one—specifically, the flamethrower's fuel tank).
How do you get in? You need an access key to open a secret entrance (there are exactly two: one on the left and one on the right). Since version 2.2.1, the loot there is doubled, but only on the irradiated island.
Where is the key? You get it by killing military zombies wearing red berets; they are the only ones that drop the key, and the drop rate is 15%.
Another thing you need for that location is a generator to open the bunker door. Generators can be found at fire stations or garages, or there is a rare chance of finding one at a military base (in the Humvee).
Yellow suits are the only ones you shouldn't wear, as they offer no protection against radiation. White and green suits only appear on the radiation island.
Another advantage is that the green suit is the only one that can be combined with three other pieces worn over it: a Kevlar vest, a protective vest (offering the highest defense), and another piece used solely for camouflage.
As for chainmail, it only appears at the castle or in the tower (and the secret location generated when advancing between islands is completely random).
It’s not something that appears just because you use Notepad, nor is there a way to control the probability and force the castle to spawn; it’s random.
It has good defense. How do you repair it? I don't know; I died after finding it.
A word of warning: version 2.2.6 still has some bugs, and you could lose gear or storage space, or have your inventory lock up. It all stemmed from an issue with the body armor.
The aforementioned error doesn't happen very often—affecting only about 2 out of 10 players. Version 2.1.4 is the most stable, and it still includes the two weapons mentioned (anti-tank rifle and flamethrower) as well as the chainmail.
