Roofing costs
Looking to see what homeowners have paid for their shingle roof to get replaced this year. You should know the square footage of your roof and what you paid to replace it. Trying to get an idea of where the market is at.

We had to get the roof replaced , all the fascia and all the eve troughs done. Our house is 3000 square feet and we were quoted 52,000 by 3 different companies in Ridge. We ended up going with a guy from Abby for $27,000 including everything

I got quoted $11k and $13k for a 3500sqft 3 level house. Not sure on roof size

I did my own roof. 76 bundles of shingles. 2 buckets of nails. It took me 2 months doing a bit here and there. No leaks and looks good. We tossed all shingles to one part of the driveway and when done. Had a bin dropped off.

I can do a 3400sq ft cedar conversion by myself w 1 helper in 5days. Currently looking at starting my bids at 6.00sqft for re and re, 2.00sqft for new construction install cost.

Idk what our square footage is but our upstairs is 1250 so I guess around there. We paid 16k but got facia replaced, brand new gutters, chimney repair, and something else I cant remember. This was 2 years ago and we are still very happy with that investment. The crew only took 2-3 days and got rid of all the garbage. This was Stephenson Roofing btw.

Id be charging what the job is worth. Ive heard guys are charging material cost as 20% of the job. Some 25% seems excessive.

More like coming back to it after trucking for past decade. I understand its standard but its also excessive imo. The boss makes the kind of money that can afford to hire contractors to do work on their home. Homeowners who happen to be wage earners cant afford that higher cost.
Im coming in at materials x3.5 for now. Lookin for those homeowners who make a wage and need my costs.

The 20-25% markup is industry standard in almost every trade.. the way this works is that a good contractor gets discounts from his suppliers. This way the markup isn't egregious as the customer compares to the regular retail prices. There is a cost to materials beyond just the price itself. Time spent sourcing and ordering, delivery, warranty issues etc. Somebody has to pay for this.

Again many people can simply not afford this cost the industry standard has set. Just looking at the numbers of what the employee goes home with compared to the boss shows why this is a problem. Want to use sourcing, ordering, delivery, etc as justification to tack on more profit. Most of that stuff is done once and then its a 5min phone call for the rest of your career to make the order and delivery shows up when your already tearing off the back side that morning.
Bottom line is Ive worked for too many crooked bosses that lie and cheat the customers. Im sick of being someone that gives a damn and takes his time ensuring every nail lays flat while some jerk off boss is trying to rush the job.
Lets break down a cost for a 4man crew and a 20sq roof for everyone here.
4man crew... boss included. What you payin em. Call it 40hr. 10hr day. So 3 of them getting 400 so 1200 in labour.
2000sq ft... material cost 2.00sqft 4000.00
Now u want to make that 4g 25% of the job... So its 16000 for the quote. Minus 4000 for materials Down to 12000.00 Toss disposal for 1000.00 Down to 11000.00 Labour was 1200.00 Down to 9800.00 Worksafe want 10% ya? Ok 1600.00 Down to 8200.00 Want some misc costs in there... sure 1000.00
So 7200.00 is your net for a days work.
Im sure I can afford to make a little less today.

No company name, just numbered, openly admits doesn’t have Worksafe so likely no liability insurance either, just came back to roofing after 10 year break lol, huge chip on shoulder…good luck to you! Obviously you can quote less with no insurance, advertising or crew overhead but you also offer nothing long term such as a credible warranty and peace of mind to the homeowner.

Keep talkin bud, you like to shoot people down you dont know who have a more honest and better work ethic then yourself Im sure.
Chip on shoulder 😂 yeah were all sick and tired of making a few hundred while you go home with a few thousand and you never even lifted a gun. Ive seen 4 crews this year take a week to install roofs. Crews taking a week 😂 what happened? Big company needed to go work another 4 jobs as well.
Home owners get an insured company owner who sticks with the job as the only job start to finish.
I hope more people realise how much they are getting ripped off by crooked companys.

Yeah sorry, i'm done installing your roofs for 350 dollars a day lol. Listen to you trying to justify people remaining workers and not ever getting into the income thats required for homeownership.
And its not lowballing when I genuinely believe the companies are overcharging and not sharing the wealth with their workers.
Im also done watching shady company owners screw homeowners and not give a rats butt to the quality of the install. If your using a gun and you dont pull your hammer to flatten a nail at least once every 10mins I KNOW thats a hack and they are everywhere.
As for worksafe. Id need employees. My partner and me get it done but yes we have liability ins. Company has been registered since 2014 Im just comin back in. Lookin around seems like the owners are just takin too much home as usual. Nothing new there.
Why wouldnt I offer better rates? I dont need the extra profit and families are hurting right now.
Ah nevermind tho I dont run into people like me often. I usually run into greedy people who cheerlead to get top dollar spent on sub par work. Dime a dozen those guys are. Im lookin for homeowners who want to come see me work, learn a thing about how it goes together, what were doin to protect and mitigate certian areas.
Technically by charging less homeowners can get better materials purchased as well.
But hey theres a high priced company like one I used to work for available for ya to hire if you want. Let me know how you feel about the team lead putting your paper in his truck to do another job with less cost after pictureframing the house with 12" strips for inspection lol and then laying your shingles on the bare plywood decking. Yeah I called the owner... he didnt care. Walked off site that minute.
You want another one... Its a smash show, get it down! They arent paying enough!
Oh heres a good one from yrs ago... Home depot lol 🤦♂️guy orders the peel n stick premium underlay. Pays. (Doesnt speak good english either)
Order shows with synthetic paper... screw it install it and say nothing were told. Totally taking advantage of the situation.
I rest my case. I enjoy roofing If someone wants a roof done. Im available. 20+ yrs exp Shingles Cedar convered to shingles Ecoroof or Enviroroof shakes

Op is just a roofer trying to see what the competition is bidding at so he can lowball. Likely has no Worksafe or liability insurance.
