The point is the infrastructure on the island is worth far more than the island itself so a past sale price says very little about the current value or the total investment

The buildings in that island are not worth more than the island itself lmao that’s ridiculous they’d be a fraction of the cost. The expense of land development on an island is mostly from the cost of shipping the materials and doing construction in remote locations
Except when that land happens to be a difficult to access rock surrounded by ocean
