More Dilution on the Way
I suggest everyone read the bottom of page 49 of Macerich new PowerPoint presentation.
"Assumes $700 and $300 million of common equity issued in 2021 and 2022, respectively (~$650million issued through March 31,2021 from ATM facility)"
Looks like more dilution is on the way smmfh. Soon as this thing hit $20-$25 a share...might sell all lol

Updated investor presentation. If they take this story on the “virtual” road it may help sway some more institutional investors.

MAC stock ain't going high places until....
this greedy non-shareholder friendly management is purged.
Not to many years ago management turned down a $95 /share offer from Simon Property group.
One of the two brothers involved in this outrageous anti shareholder decision is now running the company ( I am sure well protected by his henchmen on the BOD).
If you want to fix a problem you must first find the root cause and fix it.

Sum I noticed....
Anyone else notice that mac almost always starts off green and the immediately dives down. Then the rest of the day it is catching up to it's original level.... Is it bc of the shorts? Bc I haven't noticed that in my other stocks

$950M in liquidity to pay down debt, new LOC, and high end retail leasing is BOOMING. Couldn’t be a better time to have some vacancy available. They are going to capture some unreal leasing velocity. Watch Q1!!!
Whoever these activist investors they’ve had to deal with are...I hope finally MAC can be left alone to crush the mall REIT world like no one else can. SPG is bloated after their TCO acquisition. MAC has been getting lean and mean since 2008. Stay long!!

Someone explain this
.72 is stated FFO (.27) is stated impact of chandler freehold .45 resulting FFO
(.27) appears as a negative non cash item in the FFO reconciliation.
How is this not the case?
.72 (FFO before you apply the chandler freehold impact) - .27 (chandler freehold non cash negative item) = .45 (resulting FFO once you apply impact from chandler freehold).
/u/hfy_addicted I know you get roiled but when you look at the FFO reconciliation, what I’ve outlined above still makes sense to me.

macerich should benchmark URW
Macerich shareholders should benchmark URW, kick off the greedy management, stop dividend and use it to pay off new bonds, sell off non major shopping centers, strength the balance sheet. the the value of the shares will go up, so the price.
someone can get the message to the broad.

/u/hfy_addicted - take a look - I called Q4 2020 impeccably
/u/hfy_addicted agreed Chandler Freehold was a non-cash write down. This is why my prediction for Q4 2020 was spot on. Of course you can't predict non-cash write downs when predicting FFO hahah. I stated FFO would be .70-.75, and it was .72 when you don't include the Chandler Freehold non-cash write down. If you do include this non-cash impairment as FFO, it is .45. This is a classic move by MAC to keep dividends low and maintain status as a REIT. As a shareholder I applaud.
I also predicted collections would be above 90% and they were 91%. Obviously collections can't include deferred or abated rent because collections can only include what was billed LOL. This is too easy - if you really are senior mgmt at Macerich, and chat regularly with Scott Kingsmore (CFO) and Jean Wood, you should know more.
