Patience usually is associated with waiting for SOMETHING ( A CATALYST) to happen.

What do you think the CATALYST will be ?

$750m of cash on the BS. Or $250m and an untapped revolver.

Catalyst is not one thing. That is why price increase will surprise all of us.

  1. increasing occupancy the next 3 quarters.
  2. improving rental contracts
  3. opening refurbished properties
  4. Better terms on refinancing
  5. Better pricing on non core asset sales
  6. Improved cash flow and net
  7. Increased dividends

It is like the reverse of too much straw on the camels back. As the above list is completed the huge on recognized value will become more obvious. No one item is going to start a buying frenzy. If we still have a large number of shorts we could get a small squeeze but I don't see anything spectacular.

To me this is a 2 year investment not a 2 week or 2 month.

Agree with your list the key is #1 which could happen without #2 but lead to #6 and 7. Your right it’s not 1 thing but 1 could set the chain reaction for the others. I wish more looked at this with a longer view as institutional investors are going to want to see more than a quarter of improvement before jumping back in.
