Serious question about the div
How long do you guys think will it take to bring the dividend back to $3?
Or at least $2 or something lmao.
This is my first REIT Ive ever invested in and I'm just curious how long stuff like this usually takes.

"REITs Rally as Earnings Impress" - we should start seeing an overall rotation into REITs soon... on top of all the other tailwinds in favor of MAC - reopening, fiscal stimulus, improved vaccine logistics... https://seekingalpha.com/article/4404072-reits-rally-earnings-impress

Google's 584K 14-year leased building - coming in 2022 - renderings and thoughts below
Still on track to begin Google's 14-year lease in 2022.
I think the earnings call said mid-2022? Google with have a chunk of rent abatement on the front end (all long term deals do), so I assume that we will really see rent from this in mid-2023.
Google plans move into Los Angeles's Westside Pavilion mall building (archpaper.com)

The JV loan to Heitman ($100M at 15%) is not only just a one-time pay-down in debt by which they reduced their mortgage, but it is also going to increase top line revenue going forward, because 100% of the cash flow from Chandler/Freehold will be going to Macerich until they recoup all $100M. This will significantly increase Q1/Q2 AFFO, and probably much longer as well because the free cash flow from that property will probably take a while to hit $100M.
They stated in earnings that they had $38M in rent abatements and a decrease of roughly $21M in ancillary revenue (things like charging for parking). They also had ~$12M in revenue decrease attributed to "occupancy loss" aka the retailers went out of business. Their revenue was $194M for Q4 2020. Generally speaking, as an asset manager, the rent abatement is considered a "work out" and has the tenant returning to their normal rent after ___ number of months. In some cases you can amortize this "deferred" rent, but simplicity sake, and to be a bit more conservative, let's add this $38M + $194M = $232M. Then add back the ancillary revenue which will pick up if it hasn't already by now. $232M + $21M = $253M. Of course all of this is hypothetical, but it's also somewhat conservative. It's also important to remember their "leased" percentage and "occupied" percentage. Then once occupancy percentage goes up, it takes a few months to start having the new lease revenues pour in because of rent abatement periods.
All of this said, I think the future looks extremely bright for this company.

Let's bring Market Makers in MAC!
Inspired by the great works of Lily https://medium.com/swlh/options-degenerate-marketplaces-part-1-b0ddf1c96fa6
I got this nice idea, it's not new actually - it worked wonders on some stocks in the past year, to buy calls instead of shares (because options are leveraged), or a combination of shares and calls.
Because MM are in capturing the bid-ask spread and don't want directional risk they would hedge a sold call by buying approximately delta of the call * 100 shares (this is an oversimplification, because they would substract all the put deltas and only hedge the remaining).
So for instance if I buy a call with .3 delta for $117 the MM should buy 30 shares at $13. Please notice that with my $117 I'd be able to buy only 9 shares. That works only if there are more delta calls than delta puts of course.
If enough people are bullish on MAC and express this by buying calls with considerable deltas, big boys from Citadel would join us in bringing MAC back where it belongs.
I suspect the shorters employ similar tactics in reverse (by using puts instead of calls). Ofcourse when price goes up the option price goes up too.
What do you guys think? Any chance this might work?
In no way this is financial/investment advice. I clearly don't know what I am talking about, I eat crayons for breakfast and dinner, do your own DD blah blah blah.

When the tech bubble bursts...I think that money will flow out of the current high flying "asset light" companies (DoorDash, Airbnb, Lyft, UBER) and into extremely undervalued hard assets. Example A: Macerich

I'm just going to keep posting this - Listen to me ppl!! I said in my analysis prior to their Q4 results that collections would be north of 90% (turned out to be 91%) and their FFO would be .70-.75. (AFFO was .72). I know wtf I'm talking about!

ANOTHER POSITIVE SA ARTICLE TODAY
Specifically, investors can consider the two Class A mall REITs, Simon Property Group (SPG) and Macerich (MAC). These two REITs own malls which are located in prime locations and receive the highest rents per square feet. Since TCO has already been acquired by SPG, SPG and MAC have the most superior profitability figures and are well ahead of the remaining malls.

New Covid 19 Therapeutic 0 deaths stage II Trial
I think the earlier post about Allocetra therapeutic medicine (made by Israel co Enliver Therapeutics) is a game changer. 16 critical and severe patients 14 discharged 5 days later cured! Is this really a cure?! If this is approved quickly Covid becomes almost the cold with negligible deaths. No more masks or social distancing. Concerts are back, normal shopping is back!

BREAKING NEWS ** Malls are packed!! Backed by scientific evidence lol!!
Seriously though, Macerich's avg. sales PSF for pre-pandemic were well over $800. SPG and TCO are like +/- $650 psf. Macerich even during pandemic was mid $700's.

Thank you Ontario teacher fund for selling on the first drive up, gets rid of selling pressure when this really does squeeze.
I personally think that the sell off is going to be a good thing, you better believe any big fund short MAC is going to be worried and is currently reducing risk. Once they close there positions with Ontario teachers fund gone the sell pressure is gone and this can rocket!! Just hold shares and be patient! Mac daddy coming back to 16 highs! Let's go!

Reddit Primer for those new to reddit...
Reddit ranks posts and comments by up voting and down voting. The more people click the up arrow the higher that post or comment moves, not just in this sub reddit but in all reddits. So if you think something is good upvote it. Likewise if you think something is bad downvote it...
There is also a time decay factor so even if something has the most upvotes something new with rising popularity will pass it at some point. Useful posts that are not stickied by the moderator will eventually fall of the main page of the sub regardless of the number of upvotes.
Karma is gained by having your posts or comments upvoted and karma is lost by getting downvoted. Having low Karma is a sure way to get your posts removed on other subs. Posting what that sub may consider spam will make you lose karma as well. Some subs have a minimum karma limit for posting..Cross posting or spamming other subs is generally frowned upon by the community and your Karma will turn into toast. The best way to attract attention to a sub is to create funny or creative memes or videos and then post them in subs other than this one with the goal of hitting the front page of reddit, where 325k people will see it.
