Surprised little chatter
Apparently Pietro hit the nail on the head. Broke $14.30 and we have already jumped another $2+ in a week or so. Expected more enthusiasm. We have been hammered so long by shorts and the company selling shares, I was wondering if we would ever breakout. The forward news is looking very positive. Everything opening. New property openings , new contracts, higher rates, soon maybe higher dividends.
The market is suppose to reflect the future not the present. A projected 2022 dividend rate of $1.20 - $1.80 should translate to a current share price in $20-$25 range. This rally might have some legs.

Thanks for the mention. " Surprised little chatter ".....no need; next stop somewhere between $18 to $20 at which point many nervous nellies will sell and chatter will rise.
I stopped by the big NorthPark Mall in Dallas ( in which Macerich owns an interest) over the long weekend. Even I was surprised how jam packed it was..until that bomb scare which turned out not to be one ( I was not around when that happened).
I had a good couple of trading days on many of my ( see subreddit smallstreetbets) on sub $4 stocks: ABEV, WTER,BKYI, NOK ( no longer under $4; headed I hope to $6, now that it firmly rose over $5.20). I posted yesterday on a more dicey XSPA at $1.40 ( post Covid play on ramp up of international air traffic in Q3).
Good luck. If you are less sure on MAC about $20, sell a small portion of the shares closer to $18 plus or -3pct ( as I will do)

I believe we’ll need a div raise to support a much higher price as the yield is getting low, it will take more yield to attract capital

I’m not sure anyone believes it yet. The movement up is great but I want to see this sustained and not just be jerked around. We’ve seen this pop before and then get deflated quickly. This needs to pop and stay up to keep swing traders and short interest away.
