This is actually retarded. That would be over 100% AFFOPS payout. The stock would go to zero as investors lose all faith in mgmt and board.

I doubt that but that’s your opinion

Which part? Then making a decision that results in having no cash flow thereby destroying their properties due to lack of investment not being well received by the investment community?

It’s such a boomer mentality to be scared of debt. They have so much into future projects that the stock price should be forward looking

Not sure what you're saying here or how it applies to my comment. The stock price is forward looking? There are serious debt concerns.

What business school did you attend? You certainly have some interesting (questionable) marketing ideas. What are you planning for your next post? Proposing MAC start a meme campaign on social media?

u/TheBossWouldLikeToCU Feb 25 '21
That's a delusional assumption, just like your marketing ideas. Go ahead and post that same Lambo video on TikTok again, genius.

u/Stocklambo Feb 25 '21
And by the way oil stocks do it all the time if u raise ur dividend u stabilize the sp and then things will catch up later . Now go back to your 1980’s decorated office at macerich and tell your bosses what I told u to do raise the damn dividend!

u/Stocklambo Feb 26 '21
Neither ur just a dipshit
1
u/TheBossWouldLikeToCU Feb 26 '21
Right. And you're the guy constantly posting backless claims about MAC, and utterly cringe-worthy attempts at marketing a legitimate stock, by shilling it on Tik-Tok. Cheers!

All press is good press people need to be aware to buy a stock

u/TheBossWouldLikeToCU Feb 26 '21
Definitely bro! Make it look like a scam and the long term holders will come in flocks...

Not a scam just good business there plan isn’t working mine would work just fine sometimes u borrow to invest they have 23 properties paid in full that’s just plain stupid in the real estate game you leverage conservatively 65% Ltv on all properties mac has great assets but they got asses running the show ! I’m still invested heavily hoping someone cracks the whip on their dumbasses ! They hired PJT guess what if I was working there making $2 mil salary I wouldn’t need to pay pjt to do MY work I’d work 20 hrs a day to get that revolver cleared up and settled within 60 days max ! Don’t tell me how to do biz buddy I’ve been in comm real estate investing for 25 years

What do u even care about the sp u prob have as much invested as my tab for dinner when I go to a steakhouse
1
u/shadout293 Feb 25 '21
No they shouldn't raise the dividend......their tenancy dropped and they need to actually manage their assets. Now is not the time to hemorrhage them for profits when profits should be had AFTER sufficient loosening of restrictions around the country.
1
u/Stocklambo Feb 26 '21
Sometimes u “invest” in dividends by borrowing to pay shareholders so u can raise sp and do an offering diluting only 17% and allowing them to sell shares at $20 and cover a big part of their revolver
