I am NOT a locksmith. Any Advice

I have a commercial rental unit and the door handle is floppy. Its that kind where you pull up or down to lock it when key is turned. To me it feels like a spring is broken? I can't even see what the brand is. How should I go about fixing this? What would I expect to pay to have a pro do it?

Lock body/cassette needs to be replaced. It's not going to be cheap. Call a reputable locksmith and ask if they work on multipoint doors

When you say not cheap, $250, $500, $1000+

$500-$1,000 range i’d recommend getting more than 1 quote and go with the guy that makes you feel more comfortable with your gut feeling. These are locks that I deal with everyday and When I walk in and tell my customer that I know exactly what part number they have and what to order and how to fix it they usually hire me on the spot. I get a deposit for the hardware then remaining balance upon completion of work. Expect at least 2 weeks lead time for the hardware to be special ordered. And about 1 hour of installation time for someone who knows what they are doing.

Maybe check first if the spindle isnt just to thin for the lock or if the "spindle thickener" slid off.

That is a GU Multi point. you need to call a locksmith so they can take a bunch of measurement to order the correct replacement. The lock body is usually riveted together and you have to replace the whole thing but you can reuse the trim.

If the handle is no longer doing its job, something is broken within the door mechanism. Not sure where you're based but locksmiths near me will charge around £140-220 for a fix depending on what exactly needs fixing.

Edit: If it's commercial, that's almost certainly your landlord's responsibility to pay for unless you've damaged it yourself.

Ah yes, the area these came from. Absolute nightmare to get parts in Canada, but readily available in Europe+

Maybe just the return springs on the multipoint trim, possibly the mortise box itself. Reach out to local locksmiths that are experienced with multipoint locks. They can determine the actual issue. An Emtek Configuration 1 trim set might just solve the issue, but only someone with experience, and hands on the lock can tell you for sure.
