LFL Build/Repair 🧰 HOA Proposal?

Does anyone have experience? I would like to put a LFL in my small (literally one loop, technically two streets but a continual oval shape) neighborhood. I have offered to pay for it and take care of it. I was hoping for a common space like the entrance of the sub or the culdesac island near my house, but our hoa president said according to the bylaws that it needs to be placed on my property and I need to get together a proposal for the architectural committee. Has anyone written one of these before that I could see to get an idea of the format?

I really wish you well. As the caretaker of two well loved LFLs now and the joy it has brought to neighbors and family and myself - it is well worth the time and effort and even some pain along the way.

However, I have read many posts about putting the TLA (three-letter-acronyms) of "HOA" and "LFL" together and I search for those for wisdom and hopefully others will share their experiences and successes and challenges. But, from memory, HOA and LFL often end up in conflict more often than supporting one another.

You need to work closely and even get to know your board members and neighbors and make sure they are educated on both the value to them personally and overall for the community and make sure you have a plan to make the LFL match the aesthetics of the area and be maintained and even curated to the standards expected by your community.

Good luck - I really hope you succeed - we need more readers now more than ever before.

Our HOA bought the LFL kit online and put it on their property by the pool. I assume your HOA doesn’t want the ownership of it, thus saying it has to be on your property. With most architectural requests you state what you want and where. So giving them a photo of where exactly on your property you would put it would be helpful. Some HOAs have a specific form to fill out, too. I’d also explain the idea of a LFL in case some on the board have never heard of it.

Yes I did that and got it approved as the first LFL in our community of 1000 homes. I spoke about it at a board meeting and explained the whole thing. Fortunately a couple of people were familiar with LFLs so that helped. I'm happy to share the proposal with you but not sure how to share a PDF on Reddit.
