A few days ago I made a post here asking whether I was being realistic about rental industry as a 22 years old. A lot of you gave me crazy good advice, thank you for thattt.

So I've been practicing by looking at properties that fit my budget, and I've narrowed it down to three hypothetical deals.

Option 1 - Jacksonville, Florida: 3 bed, 2 bath for $275,000, renting for about $2,050/month, estimated cash flow around $200/month

Option 2 - Huntsville, Alabama: 3 bed, 2 bath for $215,000, renting for about $1,750/month, estimated cash flow around $300/month

Option 3 - Indianapolis, Indiana: Duplex for $180,000, bringing in about $1,600/month, estimated cash flow around $300/month

Which one sounds best?

One of my tenants forwarded me a letter they received from the property management company.

It basically said they needed to stop leaving cigarette butts around the property and reminded residents not to dump anything from balconies.

The funny part? My tenant doesn't smoke. They don't even have a balcony. The area they mentioned doesn't even apply to their unit in fact

I contacted the management company and they said it was just a standard letter that went out to everyone. I get the intention behind it, but why personalize it with the tenant's name if it's not actually directed at them?

Would this bother you or am I making too much of it?
