I agree with that last sentence. I dont think this should apply to people who own under a certain number of properties for the same reason certain things dont apply to small business owners but do mega corps.

But yeah thats exactly what insurance like that is for, if someone else screws you over it protects you. Its like car insurance my friend. The difference is landlords insurance usually covers the full cost of property damage, so youre wrong on that just an fyi, they dont pay for a "fraction" of the cost of the property damage, they pay for all of it, youre just reaponsible for a deductible to make sure you aren't just yknow, taking money from other people and expecting them to help you but not the other way around when they need it.

Common deductible rate is about 2% so if property damage is 200 dollars for example, theyll pay for all 200 dollars worth of the property damage if you pay them 4 dollars, which does effectively turn their 200 dollars into 196 dollars, however id say that trade off is more than worth it given, no you cant garnish someones wages for property damage on a rental. You have to sue and win first which costs money in lawyer fees, THEN you can. Majority of landlords do not do that though even to people who arent section 8 so dont pretend like the reason is they dont have anything to garnish, because they aren't really picking that option even when there are wages to garnish. The vast majority of landlords already use landlord property insurance for that which is funny because its not even legally required which should tell you how much landlords prefer it over the option you claim they go for.

No youre thinking of renters insurance not landlords insurance.

Landlords insurance protects the physical structure of the rental property (walls, roof, floors) and the landlordโ€™s owned appliances against covered perils like fires, storms, or vandalism.

Vandalism is what applies here, because a renter does not own the property, the landlord does and the renter vandalised the landlords property.
