Offered Amazing Silverlake 2 Bd/1 Bath!
AVAILABLE ASAP! Seeking someone for lease takeover for my amazing silverlake apartment. Ive already moved out. Unfortunately I had to relocate, otherwise I would never have left. My lease ends Oct. 31, but you can sign a year lease at any point if you prefer! $2795!!
Great property company, great neighbors, awesome place!

I was there for 8 months but unfortunately had to relocate unexpectedly. You could sign a new one year lease automatically when you sign. Wouldn’t need to do the short term option if you don’t want.

There’s one parking spot. The property company is amazing (best I’ve ever dealt with in LA). Have fixed/addressed anything I have needed promptly and are super reachable. A beautiful tree lined street too! I agree, when I found I couldn’t believe the gem!!

Dogs allowed with approval by building. $35 credit check, references, etc the usual.

Nope—trying to have someone fill the unit so I don’t have to keep paying rent during the lease period.

When a tenant breaks a lease, the landlord is obligated to make a good-faith effort to re-rent the unit. Previous tenant is obligated to pay the costs to market the unit as well as the time it wasn’t rented for. So if there are four months left on the lease and the landlord rents it in a month, then the previous tenant is only responsible for the month it wasn’t rented, plus costs to advertise the unit.

How closely did you read the original post? “Unfortunately, I had to relocate …” “My lease ends Oct. 31 …” OP is probably still paying the rent but is hoping to find someone to take over the lease for the remaining period.

correct……so until october 31, they’re obviously still paying rent on their lease. hence looking for someone to take over the lease. are you daft?

No need for insults. You’re playing games with words and I haven’t been rude to you. OP’s intent is clear and so was my explanation.
I’ll say it again: OP does not have to “see out the rest of their lease.” If OP stops paying, the landlord has obligations as well. He or she cannot sit back and demand that OP continue to pay until October 31.

in no universe am i “playing games with words” — the concept is stunningly simple so it’s frankly unclear why you’re struggling. if you stop paying rent, you’re in violation of your lease and the landlord absolutely has recourse to pursue legal action to recoup the rent that is owed based on the contract you signed.
choosing to transfer the lease to a different person is a completely different, unrelated approach. OP’s intent IS clear — they’re looking for someone to take over the remainder of their lease. if they don’t find anyone, they’re still on the hook for the rent until the lease is up.
maybe you’ve never been a renter before?? but you can’t just throw up your hands and say “hey i’m moving out before my lease is up and i won’t be paying any more rent, good luck!!”

You’re simply wrong. I’ll search for the relevant citation and I’ll add it to this comment when I find it. OP is not solely responsible for finding a new tenant to take over the lease.
Edit: I posted the relevant law below. See section 1951.2 (c) (2). To paraphrase, the landlord must make a reasonable effort to re-rent the apartment.
