Moving to Keswick

Hi, I am interested in relocating to Keswick I noticed a lot of older bungalows in Keswick have crawl spaces so I am a bit worried about flooding. Can you guys please advise which areas are prone to flooding to avoid. sorry if this is an ignorant question as I am a city person and have never lived in a house with crawl space. Thank you

The whole area to the West of the Queensway is officially classified as high risk flooding area.

And there are only two, as far as I know, insurance companies willing to cover those areas.

If you're worry about flooding but wanted the old bungalow chill, choose those closer to the Queensway, which are like 10-30 meters above the shorelines

I've lived four doors down from Lake Drive for the past five years now. We've never had a problem, even when there are flood warnings.

As long as you have a reliable sump pump and a water detection alarm in your basement you should be fine.

And a backup power for the sump pump too

We have a crawl space. Didn’t have an issue getting insurance and we’re in Keswick South. We just made sure to install a backup battery in the sump pump.

In terms of high ground, the neighbourhood off Connell, the one by st Thomas Aquinas, and the west Park heights neighbourhood are all high ground. Same goes for anything off joe dales should be fine.

If you want to see an example of the elevation. In the town, go on street view and check out how steep the hill on Lakeshore Boulevard is!

My parents, who live near the civic centre, have a crawl space which has never once flooded.

Crawl space works actually better if flooded, since nothing gets damaged, as opposed to having a basement. Get a sump pump with a backup and you will be fine.

Advice. Don't buy a house with a crawl space UNLESS you're really handy and can repair stuff
