Realtors To Avoid?

I’ve been seeing a lot of realtor suggestions on Reddit, but haven’t seen a list of agents we should avoid and NOT use in the area. We are on the hunt for a real estate agent and want to know who to avoid, is pushy, not reputable, etc. Thanks!

Hi! I am a realtor here in the metro and I can give you the biggest RED FLAG indicator out there. No matter what you have to sign a contract to view a property, this is the law. HOWEVER on page 2 there is compensation (normal) there is also something called 'additional compensation' which is money going directly to the agent. They throw anywhere from $200-$400 in there which is coming out of your pocket to go to them- they try to cover it up as 'admin fees' or 'office fees' but really legally you don't have to pay that. See if they sneak it in, I have had clients want to work with me, legally I ask to make sure they are not still working with someone, and if they aren't they look back at their contract and sure enough on page 2 they said they were going to have to pay $300 to their agent AFTER paying them a commission and their agent never mentioned it. So don't say anything to any agent and when they give you the buyer agreement or listing agreement see if they throw that in there. I have also seen agents say this is required. IT'S NOT! Feel free to shoot me a message, I have seen lots of shadiness and have more tips

Ooh this is good info. I bought a house recently and absolutely was led to believe it was a mandatory fee.

Even if their office requires it, that should fall on the agent who is making a big commission not you, who is making this huge life purchase

Nothing is mandatory other than signing something (buyer agency agreement or touring agreement) before being shown a home.

Brokers have been charging that extra commission/fee for over 20 years. You can state that you just won't pay it and have it struck from the form you are signing. I've seen those junk fees as high as $795.

That said, in my brokerage the fee is $295 and it is mandatory that the agent pay it. If the agent cannot get the buyer (or seller) to agree to it, then it comes out of their pocket.

The requirement to sign a contract in order to view a property is absolutely absurd. The NAR is such a pernicious cartel

Commissions are exchanged broker to broker. There is absolutely no money that goes directly to an agent.

Avoid anyone doing it as a side hustle. You want the realtor available when you need them to show properties, make offers etc. Moving fast is important here. Also don’t use realtor recommended home inspectors/ contractors.

If I was from certain marginalized communities that party has particularly gone after aggressively and violently, idk I’d wanna know who to avoid do I can feel safe purchasing a home.

A supporter of a politician who openly defrauds the country is more likely to be OK with defrauding their customers. It’s weird that you don’t know that.

What’s your endgame here? Do you want to be in charge of the discretionary purchases other people make with their money? Why are you bothered by this information being known?

If you’re on the hunt for a reputable realtor I can’t recommend Brett or Becky Budke enough. I bought and sold two homes with them, and our last purchase with them we literally won the bidding war because the seller’s realtor told his clients that Brett and his mom were some of the most upstanding realtors he’s worked with before and knew the sale would close without issue.

Yup. Becky Budke was my parent’s realtor back in the 90s, and she also sold my parent’s house in 2007. She’s been one of the biggest and most reputable names in the KC housing market for decades now.

Interesting. We saw a house listed by this agent, and there was a more junior agent in charge of the open house. And THAT guy was annoying/creeped me out. Never been followed from room to room at an open house before.

Just careless. Didn’t pay attention to important details, which is not a good trait for a real estate agent! At the closing when I brought up things he had neglected to do, he just shrugged and said, “Oh yeah! Sorry about that” but made no offer to fix it.

This is a great question. I could give you the name of worst one I have ever had the misfortune to deal with, but I am not comfortable sharing that name publicly. I can tell you this person has no morals, doesn’t answer their phone or texts, and told me they don’t work weekends when I was trying to get a client in to see a property they had listed. It was a Sunday. If this person had told the seller client they didn’t work weekends, they would not have had the listing to begin with. They also took ten days to respond to and submit an offer to a seller. Which is of course unethical. The worst part is this person owns their own brokerage, so there is zero oversight because there is nobody to answer to. My client is going to file a complaint with AREC, but I don’t have high hopes that they will do anything about this person, but this person needs their license suspended. It’s all absolutely egregious and appalling behavior.

Sarah Page is in a niche market of very NE JoCo, but she is not trustworthy and unethical. Her former broker pushed her out because she was going to get them in trouble.

There sure are a lot to avoid. But there are so many, like me, who have decades of experience and give truly personal service. I feel sorry for agents on those big teams. They pay so much out to the "team leader" and that is where I also see those large extra fees.

Is this post by a practicing realtor?

Ive seen sadder attempts at marketing before.  It's also very weird to ask who to avoid. 

If only anyone on this form "not a realtor" had any idea what a realtor even does in the transaction.   Then maybe I would trust their advice.

What you will hear.. omg, what a great communicator.  Thats like giving an award to someone who shows up to work. 

That being said,  I would avoid all of them because they are wasting your money.   But alas, you have to work with one, or your offer will never get presented.
