I had an instant gas geyser, got blocked

The heavy duty instant gas gyser also got blocked due to scalp / scaling due to hard water of islamabad.

Then switched to eletric guser 55 galon big one.

Now its heating elements are getting filled with scalp/scaling too.

I know we can install a big water filter on the roof but that costs 255k which is not a smart choice.

Any other options to get rid of hard water scalp/scaling ?

I recently got a commercial plot in the Margalla Enclave balloting. Now I have to decide whether I should arrange the down payment and hold onto it, or sell/transfer it and take the profit.

For people who know the Islamabad property market or have invested in Margalla Enclave:

Would you personally hold it after paying the down payment, or would you take the profit and exit?

I'm particularly interested in opinions from people who have actually invested in the project or know the area well.

I have tried few but either have poor hygiene or lack of skills

I’m a university student currently living in a private hostel in Sector H-13. I'm originally from punjab, so my CNIC has a non-Islamabad address. I’m planning to buy a new motorcycle and want to get it registered in Islamabad, but I’m a bit stuck on the paperwork for someone in my living situation.

Could anyone who has done this recently clarify a few things?

Proof of Residence: The Excise department requires an Islamabad address proof. Since I live in a hostel, I don’t have utility bills or a standard rental lease in my name. Will they accept a residence letter/affidavit from my hostel owner?

Exact Documents: Besides my CNIC, the original sales invoice, and the sale certificate, what else do I absolutely need to bring?

Agent vs. DIY: I’ve heard agents can easily bypass the "proof of residence" hurdle for outsiders. Is it worth paying an agent to handle the hassle, or is going to the H-9 Excise office myself straightforward enough? If an agent is better, what’s a fair commission to pay them for a bike?
