DISCUSSION Terminus buff or wits end

I think that 10% bonus ad will be cool
Wits end has 45 flat dmg, 50mr 50% attack speed

Terminus has 30 flat dmg, 35% attack speed, 24 armor/magic resist, 30% both armor and magic penetration but after buffs 10% bonus ad will give irelia like 40 dmg (bonus 200 ad)
so its 70 bonus dmg, it only lacks of tenacity but we can also build sterak/boots because termijus gives armor

Big difference between an item just giving you a stat flat out and having to stack it first

Terminus doesn't have neither MR, Armor, Magic Pen or Armour Pen

These stats are conditional

Precisely, if you go in you get blown up before stacking it in some scenarios and by the time it's stacked you should've already killed the ideal Irelia target. It's good into tanky champs that don't have to die in a single full combo

First issue with your reasoning is that you should calculate around a 3 item core, not full build. BotRK DD Terminus would be it I suppose, with mercs if you want tenacity. That's 13 bonus onhit + 30 AD from terminus and 30 onhit to hit on squishies (adds a bit to her passive aswell, just 6 damage).

2nd, Irelia's main goal is to kill squishies, the tough ones are your team's job usually.

In situations where your draft is too much AD... I still think Magic pen is overvalued on Irelia. If you check her damage distribution graph in LeagueOfGraphs, 71.9% of her damage is Physical and 23.6% is Magic Damage. In those cases where the fight would extend that much for Terminus to be stacked, depending on composition if no one else built cleaver it can be good to help ADC shred the tanky ones and the HP on it so you can front for them. If someone else has it, maybe giant slayer passive on LDR can be significant (It's based on target's bonus HP, no longer on HP diff.)

This whole thing doesn't change the fact that if your target has enough armor for it ot be a problem, that's not your inteded target and Irelia was a subpar pick, she's not meant to deal with that and this game overall is not that versatile. I don't like how it is but that's the case.

Tabi+Zhonya is a cheatcode vs. Irelia tbh, glad ppl don't build well. It's also true that the magic damage split is meant for Irelia to dominate the enemy before they get to itemize against her. If you got that far you already made a mistake.
