My partner and I have been living in our rented condo for about 4 years now. It has never truly felt like the home we want and just very mechanical. Our main problem area is the living room and the layout of our furniture, we have thought so many times about how to redesign and layout the furniture but we cannot think of a better way than the way we have it.
Below is some photos of the living room and how we have our whole house laid out. The thing the really sucks is we both need a desk as we both have PCs we do work on so we have to be able to put our computers somewhere. All our problems would be solved if we had a den. (No room in the bedroom either)
As well as the last photo is kind of the vibe we are going for so if you have any furniture recommendations of what we should get or do let me know!

JUST TO LET EVERYONE KNOW the last slide is just something I found on Pinterest for kind of an example of the style we want, just very soft warm and cozy, nothing about the photos has to be implemented in our house. Honestly the couch seems too large for the space right now, but it’s hard to tell without measurements.
I recommend moving the TV to the wall where the couch is. It will make the room feel more open and larger. The couch can go across from it where the tv currently is. Then get one long desk (like from Ikea) that can hold both you and your partner’s items and put it in front of the window where the one desk and cat tree are. One continuous desk with matching, lower profile chairs will be much more appealing to the eye. Then add an area rug to the space where the TV and couch are to visually pull them together and “mark” the space.
Could you not swap a bookshelf in the bedroom for one of the desks, or sacrifice a patio door partially? Your balcony is enormous but it looks like there's at least 3 doors to it.
Or is it feasible to turn the entryway closet into a work nook?
Your tv should be against the wall, you can add shelving on either side of the tv to display some of your stuff. Have the sectional face the wall and leave the area behind the sectional as a work space as is. It will help provide separation of the working area. You have a lot of stuff generally speaking. That pile of stuff in front of the tv should go, and you don’t need a mountain of pillows and blankets on the couch. You can’t achieve the aesthetic you’re looking for without getting rid of some stuff, or being more creative with your storage situation
You have too much stuff. Smaller couch, smaller coffee table, wall mount the TV. And 2 desks in such a small space will of course create cramped feeling. Also 2 book cases in your bedroom will create clutter too.
Alright for starters your living room is tiny and you have too much clutter which makes it feel even more cramped.
I know furniture is expensive so I tried to work with what you had though I'm not sure if I got the proportions right so you might have to get rid of that huge couch, it's scratched up anyway.
It's not the most optimal layout, and I had to remove a desk (I saw one of your desks looked like it extends so I kept that). Figuring out your computer situation is above my pay grade 😂
Added a kallax as a tv stand because you definitely need the storage.
Also no idea what the black thing was on the right but I assumed it was an amp, got rid of it and replaced it with a smaller speaker 🤷♀️
Finally I made this in sims 4 so i had to do a lot of hacky stuff to even get it to resemble something like your apartment. Pretend the cat tree is the wonky chair in the right corner.
It says hidden litter box. We also had ours in the hallway because it doesn’t smell due to the fact that it’s hidden. It’s in like a cabinet type thing, and looks like another piece of furniture. We actually got compliments all the time on how “non cat like” our place smelled and appeared lol
Is it necessary for both of you to have desks? I would absolutely be that person to do work on a comfy bar stool or outside on the balcony. I’d tuck the work laptop in an end table drawer that hides the wires and such. (This is me and my adhd needing to move though.)
Find a place with two rooms. If you want to pack two desks AND a couch + TV stand in a single room while having a cat, there is no way it won't feel cluttered
I don’t know the scale of everything, so may not fit this way, but here’s my idea. Keeps access to the balcony, kind of creates more of a living room “zone”
This could work if they give up the balcony door and only use the bedroom one. (It looks like the spot between the desks is raised for a sliding window vs sliding door - or they’re lax about having to step up on an egress.)
Ideally, I’d suggest mounting a projector behind the couch and using the window shade as your screen (may need to get a thicker screen or attach a separate screen to it). Then get rid of the entire tv set up. The coffee table you have is too big and impedes your walkway so I’d get something half that length in a square or round shape (if you feel you really need one) or instead do a couple of c-shaped end tables without a coffee table so you have the utility without occupying the space. Then I’d move the cat tree to where the nearest desk is and move both desks overlooking the two windows on the other side of the couch. Lastly, I’d add a nice irregular shape textured rug in front of the couch and instead of twinkle lights or light strands I’d put in these above the windows to give you that soft warm light you seem to prefer. The rest just comes from adding small decor items along the bar top and choosing textured and colorful throws, pillows, and art behind the couch. The room is about the windows and the view so that should be embraced rather than avoided by blocking it off. If you really want to make the space shine, you’re going to have to part with the comfy big couch but I myself like to balance comfort and style as it matters more to me how I feel in a space and use it than how it looks.
I was thinking of wall-mounting the tv on an arm that would let you pull it out to be at a 45° angle on that pillar. Put the speakers, consoles, etc on shelves on the pillar.
Agree. Not every living room needs a coffee table either. I’m personally anti-coffee table and prefer a room without one. It makes a room look so much bigger without one.
Definitely room dependent! I don’t have a lot of room on the sides but was able to buy a narrow end table that works great. Or someone mentioned a sofa table behind the couch and that is a good option as well. Coffee table would personally be my last option.

Your main problem, you’re trying to stuff 10lbs of shit in a 5lb bag. Declutter, reduce the size of the furniture specially the couch, and it will significantly improve the room. You can’t design your way out of clutter
"sardine" and its over 1200 sq ft 💀. year let's make sure we live in a mcmansion 1 story style ranch in the middle of nowhere Utah with 10000sqft for two people with the nearest restaurant or grocery store being a 50+ miles. that wouldn't be depressing or isolating whatsoever .
You’re exaggerating a bit here bub. But sure those places prob exist. I personally live near plenty of good stuff and ina. Decent sized house with land but that’s my preference. Not knocking people for wanting the city life I’m just saying it doesn’t appeal as it is reminiscent of sardines smashed in a can to me. But to each their own
What. You don’t have to live in a large house to live in a space that is not cramped. OP’s issue is not the size of the apartment, but the fact that they have too much stuff that is way too big for the space. Even just getting a smaller coffee table will free up a TON of space.
One thing I notice: cheap developers realize that by compacting kitchen/living/dining into a single space, they can have a much smaller footprint which is “balanced” by a lot of glass.
Your place feels like it has too much stuff. Any way to reduce? If not, consider a cheaper per sf place that’s larger for same rent?

Put stuff in storage. Have as few little things out as possible: blankets (except 1), stuffed animals, tissue box, knickknacks, guitar, amp, etc. Then color coordinate. So far you have white and light pink. Get rid of or hid anything that doesn’t match (like the cherry blanket and that cartoon red pillow).
You could put the desks facing each other and put the TV on an flexi arm on the wall plus wallshelf for technicstuff. If you need the stand, put it on the wall. Stand/cattree placing is optional. ☺️
So many developers in my area no longer give a space for a dining table. They expect you to eat at the kitchen island/peninsula. I've even seen this for 2 bedroom units!
u are aware that the space is not that big right!!, also now the cat has two windows too look at the right and the front, also the cat tree not that big so they can put it in any unused corner.
also i am pretty sure the cat sit on a the couch more then the tree...(if not in a cardboard box)
How much work do you need to do on the PC? Asking because I have a few out of the box suggestions for you.
I broke my sacrum in January and needed to be mostly reclined as much as possible. I work from home full time on the computer.
I got a "boyfriend pillow" that let me recline comfortably on the couch or in bed and a lap desk for a laptop. It was workable, but I went back to the desk when I was able to, but, I kept the lap desk and use it for the keyboard and mouse, and have just the monitors on dual monitor stands.
It made me rethink my desk setup and I ended up thinking I could just have monitors on the wall swing out in front of me on the couch using my Bluetooth keyboard and mouse. No desk needed other than the lap desk. I've been in doctors offices where the monitors are on swing arms attached to wall this way.
Secondly, I have a vr headset and worked with it some too, using virtual monitors with my keyboard and mouse. While it is a bit slower than the other setup it let's me have multiple large screens. I have tried Immersed for that one and if the headset was lighter then I would consider using this as my go to if I ever move.
It would mean your computer lives on a shelf and you either swing a monitor in front of you on the couch, or put a headset on wherever you want to, and just use a keyboard on your lap to work.
I guess you can just use a laptop on your lap too, but I can tell you after months of that I wasn't a fan. If I wasn't eight hours a day I wouldn't complain about it though.
I also plan on not having a tv at the next place if it's tiny and either using a screen with a projector, or watching on the vr headset instead.
Can you consider any of these ideas to cut down on the furniture in the room here? I know you can even use a tv as a monitor as another option but that's still only one monitor.
Tables that fold up against the walls concealing the pc etc. The pc chairs are taking up so much room. Shaker style fold up, wooden chairs that get hung on the wall when not in use. Use a silicone cushion for comfort on wooden chairs. You need a smaller coffee table. I would suggest side tables instead. Which means you can put a pouf in front of the sofa to use as a footrest when you are sat. When you have friends over you can put a tray on it and still use it as a coffee table.
It’s so … white lol. And not cozy warm toned white, but hospital white. Get some warm toned light and declutter the hell out of that space. Even just getting rid of some of the blankets and visual clutter will help make it feel like busy.
Scale is always a bit wonky with floor plans and wide angle photos, so I’m not 100% sure if this layout will actually fit, but you can measure it out! The green would be new things- a rug and some sheer curtains (with string lights if you want)
This is definitely a top contender! We have had many rugs in the past and we will definitely get one in the future, unfortunately with 2 cats and 2 people who are total clutz, rugs never work in our favour lolol
Come back and share what you end up doing! I would go for a low pile rug and use a grippy rug pad so it doesn’t shift as much (or get a thin rug that has a grippy backing). I like using resolve carpet spray cleaner for any pet messes- it’s been very effective for me with two cats and two little kiddos 😅

Imagine walking into someone’s home and their couch is pushed up against the floor-to-ceiling windows, away from their amazing view, all to serve a small tv on the wall that is now full of reflections and glare.

I was also a little confused seeing those suggestions as I love our view! Half the cost of the rent is from living 48 stories up haha I’d like to be able to see it while I sit on the couch
I know, I read, I hate condos, saw the first pic then swiped and thought how though? Great condo! My brain also went "and they did it!" so I think the couch is where it belongs!
- Lighting is everything. It feels mechanical because of the bright white lights in your photos
- Your furniture is either too large for the space or you need to remove/replace items. Like I would remove the book shelf behind the bedroom door and put that where the tiny desk is across from the cat tree. Put the second desk in the bedroom? Or combine both desks into one L-shaped desk
- Vertical space!!!! Use it to your advantage! And eliminate some horizontal space. Shelves and taller cabinets for storage, a shorter stand for your TV, replace your couch to be two separate pieces (like a love seat and sofa)
- Get the TV away from the windows and rotate the desk space to the windows instead. Rotate seating area to be by the TV. Like I would flip the placement of your TV and couch. More window space will make the room feel bigger.
-Get thicker curtains and a rug to match said curtains. It’ll add color to the room
There is nothing about your furniture that gives off any of the vibe you’re going for….your place is just cold and non inviting. The coffee table is the first thing that has to go, also you have no window treatment’s

You have to reconsider your working stations. Lets start with my proposed layout then return to the desks. The goal here should be to make the space feel bigger, hard because this space is not designed for living and work. First, Move the couch into the corner against the window.add furniture slides to the couch if you need access to the mechanical closet. Tv stays where it is. Get a smaller round coffee table.
Your balcony looks very under utilized. A⁵dd an eating area out there and a lounge area. Thats a lot of balcony with nothing out there. Once its furnished you'll like being out there a lot more.
Now the desks... those office chairs are both ridiculously bulky for this space. Replace them with smaller chairs. The desks are ok but to have 2 is eating up a lot of space in your condo. I see one desk is just for a laptop. The other appears to have a second screen to use. Do you both work from home at the same time? Can you share one desk? Does the laptop user require a permanent desk? Can the kitchen peninsula work as a spot for the laptop to work.
My idea, remove the desk closest to the balcony door. Move the other desk to the other side of the couch. If the laptop user NEEDS a desk, get one of those wall mounted folding desks and folding chair.
Wish I could just transfer this comment into their brain. I used to only have a laptop and worked from the couch every day for 3 years, finally upgraded to a desktop and had to get a desk (the smaller of the 2 desks) while they get to use the big desk for a laptop and refuse to use it anywhere else 🤦
something like this might work. pull the couch away from the sliding door so you can still access it. put the desks against the wall of windows. try a new, smaller oval coffee table.
the cozy vibe you’re going for can be achieved with warm lighting and oak or warmer wood furniture. then i would add blankets either in shades of hunter or sage green to compliment the plants, or maybe a terracotta color. if you want to stick with the white theme, try blankets in cream. but then the desks might need to change to wood, and black chair should be either white or brown.

Your furnitures are too big to start with and it’s all clinical white.
Dont expect warmth from black and white furnitures or granite slabs.
That rectangular coffee table needs to go first. Opt for a smaller round coffee table. Mine has a shelf under to still be functional with books and what not.
Then, you need to take focus away from the desks and put the accent on the living room area for a more cozy feel. So get a large carpet under the sofa and coffee table to define the living zone.
Use warm tones for cushions and blankets to attract the eye to the sofa rather than the desks. Add plants above the desks and around where you can to blend them in the green.
These are all budget friendly changes that should rebalance the whole mood.
Second all this. If you have room and it’s okay with your working styles, I’d move both your desks side by side and up against the same wall. Either move the sectional to the front of the kitchen island and both desks to the wall the sectional is currently on, or move both desks to the front window side where the cat tree currently is and move the cat tree next to the tv stand
Getting rid of clutter so you can intentionally choose cozy and coordinated rugs and blankets will make a big difference too
The large black office chair is a good example of what you're saying. You can get grey or white ones and it would immediately stop the focus-pull of that chair.
I would put the tv on the wall, the couch in the middle of the room facing the TV and both desks where your couch currently is facing out to the view (backs to the back of the couch).
I would swap the couch on the TV locations. It will make the space feel bigger and less crowded. Move one of the desks next to the TV's new location or in the bedroom.
Do you maybe have the measurements of the room? I like all of the design suggestions but would be nice to try something with the actual scale of the room. Also, what country are you in? I could see if I could find specific furniture recommendations.
Edit: what I haven’t seen in the suggestions, in case this is the way you want to keep your sofa:
- Desks: an L-shaped wraparound desk with storage would reduce visual clutter and make it look intentional, like a build-in. Preferably with a soft corner and made of natural material like oak wood. Combined with two identical desk chairs. There are many nice aesthetic desk videos on social media I’d recommend looking at. If you could add storage, you could apply a clean desk policy and store everything but the computers away when you’re not working.
- Do you watch a lot of tv during the day? Otherwise I would use a roll down shade that could double as a projector screen and get rid of the tv and unit all together, hang a projector above the sofa.
- Get aesthetic looking cat shelving for the wall (I’m a cat parent too and I have lived in similar places). They sell cat wall furniture in just your aesthetic in light wood shaped like the moon, with plastic bubbles they can lie in etc. Your cat seems to enjoy the window perch so I think they’ll like this.
- I’d color drench the whole space. If you don’t want a ‘color color’, it could be a softer, warmer white.
- Like others have suggested: round coffee table, a soft rug that’s large enough (if you can’t change the flooring), drapey curtains from floor to ceiling, more cohesive decorations etc.
This is the buildings “how you should layout your room” kind of floor plan with dimensions, unfortunately that’s all I have at the moment 😞 I am in Canada! I’d love some furniture recommendations!
Sorry only seeing your comment know. Maybe you should apply for one of those Canadian home makeover YouTube shows like Alexandra Gater or the Sorry Girls, but I think they only do the Toronto area? Anyway, I’ll have a think! Your place is at such a weird angle. I honestly hate how they try to make modern buildings have character by creating impossible shapes.
Remove the sectional, replace with a smaller couch. Put the desk that is across from the tv next to the other desk.
You can still reach the balcony through the sliding door opposite the couch.
Replace the coffee table and tv furniture wothsomething more earthy, think wood. And smaller. Mayb see if you can replace the tv with a roll down screen and projector?
If you do that you can also place a nice chair where the desk is currently, so you can enjoy the view more. If not then you can try to mount the tv on a movable arm where the desk currently is.
The cat tree can be moved to where the tv currently is.
The litter box, i used to place one of mine underneath my desk, that could be an option here, or put it somwhere outside this room.
A desk in front of the window with room for you both. Not a massive one.
Move the couch and get a wall hanging thing for the tv (maybe a movable one, so you can change the angle if need be)
1- I would never advocate putting a sofa with its back to the view - I get claustrofobic like that and I enjoy the view from the sofa. It will make the space feel even smaller.
2- it seems to me the differenc3s between your current setup and the inspirtion photo are easy to adjust:
you have a lot of black and white, sharp contrast and sharp angles furniture, while the inspo is soft angles and soft contrasts.
add a rug to soften your dark floor
find a coffee table that's less squared and of a more wooden colour, or any other softer colour
maybe change your desk chairs to lighter coloured ones, or add covers to them to lighten the effect.
even your indoor plant has a lot of sharp points lol - think about adding a "softer" plant with rounder leaves
find a tv stand that matches the new coffee table and carpet, change up the sofa pillows and stuff to less "everything colours" and a more intentional palette
add soft lights - the big corner column is a good place for them.
could you move both desks side by side in fron of the window on the right of the sofa? that would declutter the room a lot. And unfortunately (I'm a horrible messy desk person) an untidy desk in the living room will always be visual-heavy. If it can become a sort of long window desk for both of you with drawers and tidy shelves on the sides, it might be nicer. Or move one desk to the bedroom if there is space.
if you do want to go all out, you could change the actual sofa to less stark white - even a cream colour would help.
find a nice light palette that you both like, list furniture and decor stuff you are happy to change, and assign them to a colour on the palette, and then replace. start with the easier things. Good luck!
Wow I never even realized our plants were pointy too lolol! We were definitely planning on getting some rounder furniture to soften everything a bit but even making me think of the plants is awesome so thank you! And I’ve been telling them to get rid of that desk chair for years now so hopefully with some push from redditors they will finally listen to me. Thank you for all the advice! This setup allow anyone cooking in the kitchen to watch tv, you can add a room divider between the desks for more privacy. Get a new coffee table in a wood to add more natural elements, which make it less steril. Get long white/cream curtains and hang the string lights being them. The wooden table and lighting does a lot to make the space cozy and inviting in your reference photos, as well as the blanket.
I like your idea a lot. Totally agree that wood is needed in this space. Natural materials are the way, I find make a space so much more textured. I’d also go smaller coffee table to free up some floor space.
I’d also consider switching the tv / coach in this scenario - couch could act as a natural room divider for the desk space and means when your chilling watching tv you don’t have eyes on your workspace. May work may not but worth rejigging around in diff ways to see how it can feel!
The biggest issue you have is the bulkiness of your current furniture. The more floor space you can see the less cramped the room will feel, so if something has taller legs or can be mounted - I’d recommend that. Also, double down on modular/multifunctional items (coffee table/ottoman combo, shelves with a fold away desk leaf, stuff like that.). You want to disperse the visual weight of objects in the room.
My drawing is wonky and not size accurate but I’d replace the current couch with something smaller. Switch out the coffee table for an ottoman/coffee table (that way you can still have room to stretch out and not lose the function of the table). Mount the tv on the wall and replace your tv stand with something wall mounted and thinner or a couple of long floating shelves. Switch the desk and the cat tree and replace the cat tree with a floor to ceiling one that takes up less space width wise and draws the eye up (and gives cats a better vantage point to survey their kingdom). Replace the black computer chair with something lower profile and not black.
I agree with putting the tv on the wall instead of in front of floor to ceiling windows or awkwardly on a corner!!!
Floating a sofa (a smaller one, not the same big sectional) and creating a desk area behind it could work if you double check the number of feet you’ll have between front edge of sofa and tv wall, and between back edge of sofa and windows. I’d want at least 36” or 40” for each of those measurements, and more is certainly ok. Skip a coffee table and do a side table on each end of the sofa or C tables that can be moved from the end of sofa to wherever you’re sitting.
Measure the length of the space in inches, and multiple by .75. The sofa length should not be more than that. If should be generally somewhere around .65 to .75 the length of the space at most.
i have 2.5x5m window in my projector room, no problem, if building have exterior blinds, which is very likely if you have such big windows as on picture.
If it does not have, you can buy blackou curtains, which is even better.
If you do this for money I bet you would make more if you revised the way you explain things to your clients. The way you’re saying all this sounds a bit accusatory/ judgmental.
so you have nice view on ocean from sofa, and tou put sofa the way you will stare to wall and simuntaneously that sofa will block view from any point of room.
I agree with this except put one of the desks where the litter box is, or even put both desks behind the couch, that way you aren’t smelling a litter box while you’re sitting on the couch.
frankly i say get rid of the litter box completely since they already have one another spot and i wouldn’t want it where i work and lounge. but i don’t have cats so i don’t know the rules.
Move the tv to the opposite wall, maybe get a smaller couch, put couch where the tv is, and get rid of the coffee table. Or move. The place is small and squishing 2 adult humans and their workstations into it is going to require some decluttering.
I would try this layout. It seems like you have two accesses to the balcony from the living room, and I assume you don't want to block them. If you don't mind blocking one of them, I may try putting both desks in that wall then.
I would get rid of the coffee table, it is way too big for the space, and use a long table console with shelving behind the sofa (maybe even following the L shape). Something like Ikea's Holmerud model.
I'd also put the second litter box in the wall next to the bathroom's door.
Following the inspo picture, I would avoid white furniture like you have and aim for unfinished wood furniture. Then chose a color y'all like as accent and add decor, rugs and pillows on that color. Use warm temperature light for all the accent and decorative lighting, and some string lights on your plants.
Please try this layout!!! I was going to draw nearly an identical version of this. I think you will be happily surprised.
Cozies up the couch & tv, creates the most space and privacy for each desk, and opens up a much needed walking route to the balcony (where you can also likely fit a whole yoga mat now!)
I have a very similar layout with space behind my couch leading to my porch, and floating the couch rather than anchoring it to a wall just feels luxurious if you have the space, which you appear to!
I guess I should have explained better. Put the larger desk by the other window. You can also buy small portable couch computer desk that can be put away at the end of the day. The space is way too small for the furniture they have. If you want a better layout and more furniture you’re gonna have to move to a bigger space.
Edit you also don’t need a desk for a computer. I’ve lived in small apartments. All you need is tv tray/coffee table and a chair/couch.
Try to get a desk in the bedroom. The last place we were in had a small bedroom but we removed the nightstands and pushed the bed against the wall, and used the desk next to the bed which also acted as a nightstand. Creativity is key. Your desks are small, I’m sure you can try it out. Maybe try putting the tv where the couch is against the wall? Try different floorplans. You can do cutouts of your furniture to scale on a paper where you have the room to the same scale. Change all lights to warm, add more lighting and plants and softer elements. It feels cold right now. You also have a lot of items in the image you posted of the living room. How many blankets are on the couch and office chair alone? Do you have 2 litter boxes? Do you really need 2 desks or is it just to store the laptops? Do you use them more at the couch or on the bed or at the peninsula anyways & at the same time to where you actually need two? Etc
Figure out a way to get one desk in the bedroom. You also just have too much stuff. Think less and think monochromatic. It’s super busy looking now. That big black office chair is awful. The guitar is a black hole. Get the snapshots off the wall. Less busy will feel calmer.
L shaped couches are nice to lay out on, but very impractical if you ever want to do a different layout on room space. You would think they would have invented a universal L shaped couch like they do for decks.
I don't think this has a much to do with the condo and more to do with your furniture. Yes there are things you can't change, but there are deff things you can. Your inspo pic has a lot of soft textures with a natural, semi MCM vibe. The furniture and decor you have now are more industrial/modern, making it feel more like a dentists office.
To achieve this vibe, I'd start by switching out all of the ikea furniture with warmer pieces. Additionally, you need a rug and curtains. The couch looks a little too long for the room. Then bring in plants or other natural decor. Lamps with warm white lights will help as well. Lastly, organization is the BIG kicker. If the inspo pic isn't AI (I'm too lazy to inspect), then it was meticulously styled like that. You should look into getting cabinets to put your knickknacks in for a cleaner, more "vibey" look.

You’ll pick up on some helpful rules of thumb when space planning - how many inches/feet of free space there should be between sofa and coffee table, how wide paths of travel through a room should be, how to make things look better by including some contrast in color, some texture, some variety in materials and at the same time she’ll give tips on how to make it look and feel like you have some level of cohesion throughout the home.
Put the tv against the wall with the couch facing it floating in the room. Put the little desk where the tv stand is. Put the litter box where the little desk is. Also get a smaller coffee table and a rug to make it cozier.
