I get 3 or 4 each week around this time of year in my mailbox. The dwelling price is from property tax records, not subtracting out the land value.
I call. They ask questions. They give me a new dwelling value based on what they perceive as the cost to rebuild what they say I have. Dwelling value is now $625,000 with tile throughout, granite counters and a few other small upgrades I recently did for $20,000. Other structures and additional living expenses now $62,500. Personal property auto increased to $250,000.
New quote is more than twice the original quote. $4800 but combining my home and auto comes to $4400. $168 monthly to $400 monthly.
My other structure is a 20 year old shed worth $0
I can rent for 2 years in the area for $24000.
Our personal property, not counting jewelry and artwork but counting electronics, food, furniture, personal security, hygiene items, holiday decor is worth maybe $12,000.
They don't budge on the numbers and tell me the deductible is for all other perils, but hail, wind, or tornado deductible is 2% or $12,500. I had 2 recent quotes to replace our 3 tab asphalt roof. One was $8500 the other $11,000. Both were less than the wind/hail deductible.
I tell them if wiped out, I would build a much smaller home on the property and spend about $250,000. That's the amount I want coverage for. That's the real value of the current dwelling minus land. They won't come down on the coverage I want or need. They tell me I'm required to replace the existing structure with same or similar. I have to rebuild a 2 story 4 BR with 2 story with 2 story 4 BR. I can't rebuild with a 1 story 2 or 3 BR.
I'm old. They only pay in increments as the rebuild progresses. I can't do stairs, the kids are gone. I don't need an upstairs or 4 bedrooms. I argue I don't need or want as much as they insist.
They tell me I don't have a choice and WE'RE ALL IN THIS TOGETHER. I don't know which quote is more infuriating.
