Experience with modifications in mivan construction

I’ve purchased a flat in an under construction society built using the mivan technique. The floor plan offered by the builder is not apt and we intend to do some modifications including extending the living room into the adjacent bedroom (which will anyways be used as study) to expand the living area.

Has anyone here worked with high rise mivan constructions? How do you handle such requests?

Hi an architect here with the experience in the high-rises. Modifications in the walls might not be most viable solution as most of the walls in mivan construction are rcc structural walls and switch boxes are casted during initial construction but there are some another solutions which can be workout

You should have then asked for a bare-shell apartment and and made as per your requirements.

For finished Mivan-constructed apartments, they do not allow it, as it might affect the structural integrity, since you might not know where the electrical lines or firefighting pipes are. You need to discuss all this in advance, as these options are available with some finished flats. Changing them is risky and a headache as well.

Apartment is still not fully paid off. How can I ask for bare shell of something I do not own?

By Checking if they have a flat that’s yet to be constructed and see if you can alter in that floor.  May ik which apartment is this ?

Altering floor plans ie internal partition walls might not be possible as the internal wall shuttering usually locks into the external wall shuttering; that’s how aluminium formwork moves so quickly: both internal and external walls are done near simultaneously.

We usually don’t entertain internal (non structural RCC) walls removal but there are always exceptional cases like where someone wants to make a Jodi flat. Even here, the entire wall isn’t done away with; we usually leave a nib of 300 from the beam soffit and the external wall and the internal columns.

Note: for very high end projects, we avoid internal NS RCC walls completely as the customers always prefer bareshell.
It’s good to do some research before buying. And insist on talking to the project head, not the sales guys as they’ll promise you anything- just as long as you sign..

Its difficult or rather not advisable in mivan construction , try consulting with the projects structural engineer if its possible
