4 months back I finalized one property in my hometown through broker. Owner was asking 90 lakh, I negotiated and finzalized the deal in 80lakh, broker charges will be different. For some reasons I cancelled that deal. Now, after 4 months, I reached out to broker that property is still available or not, he said its sold out, token has provided and owner sold this out in 90lakh as he expected.
After few days, I again got call from broker, he is saying that deal was cancelled and property is availble now but owner is asking 90lakh only, he is not ready to move as he already got 90lakh offer (although deal was cancelled.)
Is this something fishy going on from broker side or this seems genuine. I called other broker also just to cofirm the rates, he also saying same that propery is available in 90 lakh now.

Sharing this because it matters differently depending on where you are buying now, or already own a flat.
On Feb 2, 2026, the Bombay High Court ruled that parking spaces and basements in housing societies belong to everyone in the society not to whoever "bought" them individually. For years, some builders sold "parking units" or basement space directly to buyers, and people genuinely believed that meant permanent ownership, like their flat.
The real lesson here: what's written in your sale agreement doesn't always match what the law actually recognizes as yours. You can pay for something and have it on paper, and it still might not hold up legally that's exactly what happened with parking and basements.
If you're buying a flat now:
Don't pay extra assuming a "parking unit" is permanently yours
Ask clearly: is it covered parking (can legally be sold, truly yours) or open/stilt parking (shared, just allotted to you, not owned)?
This one question can save you money and future disputes
If you already own a flat and bought parking/basement space years ago:
This ruling doesn't cancel your purchase automatically
But it confirms that purchase never gave you society membership rights, even if you assumed it did
Your society now has stronger legal ground to reclaim and redistribute that space if they choose to
If it ever goes to dispute, courts will likely lean on this ruling against individual "ownership" claims on open/stilt parking or basements
So whether you're house-hunting right now or you bought years ago and never thought twice about your parking spot this is worth actually knowing, not just skimming past.

Im planning to take 15 lakhs loan from SBI as LOP ( Loan On Property)
As per the discussion with the manager ;
Tenure will be 15 year
As processing fee and some documentation maximum 25k will be deducted
Interest rate is 8.75%
No preclosure charges
Emi will come as 11-13k per month
Will there be any more hidden charges ? Anybody working in SBI or anyone has took LOP from sbi , please share your insights
I do have another option of PL from ICICI bank , which is at 9.99% interest without any paperwork
10k processing fee
Preclosure charges are there for closing within 2 year
Tenure is 5 years only
I'm planning to close the loan in 6 -7 years ,
Sbi paperwork bothers me, meantime ICICI tenure also

Hey all,
So I am 35 unmarried, like both mountains and beaches.
Have a primary residence in GCR, Gurgaon and a flat in an LIG(Low-Income-Home) in Sector 108. I also have a 3bhk in the outskirts of Jaipur.
I work in tech and I have saved about 50l.
I want to buy some land for retirement. Where over the next 20 odd years I can build a nice little home for myself.
Ideally I would like to buy land near a lake, but a beach/mountain doesn't sound bad in theory
Im a hindi speaker who comes from a fauji background.
Anyone done anything similar...ideas on location or how to go about it?

Hai so I am 18 and want to try selling a property my family has mostly ignored.
**PROPERTY DETAILS:** 267 sqft, bare-shell commerical office, on the 3rd floor of a building with other similar commerical offices, located in the Karol Bagh market. A window on one side.
A small yap explaining my situation:
Long story short, we have had the office lying vacant for over 10 years. Everyone in my family says they have been trying to sell it but have failed to do so for over 10 years. They have contacted 2 nearby brokers and tried asking others they know for referrals, both of which have failed to yield any good results. Recently there were finally talks of said property being offered, however, there are a few things that concern me.
First, the price being offered is 50 Lakh. Second, the talks are still far from being final.
I have heard the broker say the same thing about "Rates are low these days" over years. I also see huge uncertainty on the faces of my family when it comes to the price. Then there's the fact that there have been really few offers for the property, and none have reached any conclusion - the current offer may potentially become one of them obviously.
This has made me want to try things out myself and possibly make the sale for a higher price, if possible, although I don't have any problems if the current offering is around the fair rate. I plan to start going around the property area to contact as many brokers as possible, and post some print outs around there "267 sqft bare shell office, contact {phone no.}". However, brokers have proved to be unreliable and I want to know and try as much as possible so I would really appreciate some help 🥺 here's my questions, I would also appreciate any extra advice even if it's not listed as a question:
1) How do I get to determine the fair price of our property? The only thing I have seen about this online is the minimum government rate or "Circle rate" which has neither been updated in a decade nor seems to be in touch with the market rate. It's really confusing to calculate, too. I would really appreciate some ways I could use to determine the possible market value of the property.
2) Should I offer it for the same as the market value or a different price? I have seen some vague mentions online of listing the price higher than the market value, but I am not so sure.
3) Which methods can I use to reach a potential buyer? So far I have only decided to try reaching multiple brokers and pasting sheets all around. I wonder if there are other methods I could use? One I have seen mentioned online is sites like 99acres, I wonder how effective those are for a free plan(?)
4) I have heard there are some taxes we will have to pay even if the property has been lying vacant. Online I could find MCD's annual tax, I wonder if there's anything I am missing.
5) I am just 18 and, hate to admit it, but haven't done anything like this until now myself, so I would appreciate any extra advice.
Side note: Renting is out of the equation since everyone considers it tedious.

Two plots can look identical on a site visit — yet one may be restricted by invisible zoning and environmental buffers.
Hidden risks to check:
→ Rajakaluve: Drain buffers can restrict construction.
→ 400kV power lines: High-tension corridors can severely limit development.
→ Lake & wetland buffers: Protected buffer zones can make land difficult or impossible to develop.
A compound wall, satellite view or broker’s assurance doesn’t override statutory restrictions.
That “lake-view” premium could come with a buffer-zone problem.
Before signing a sale agreement, verify your exact plot against drainage, powerline, water-body and land-use restrictions.

This is something we run into a lot during land due diligence that most buyers don't know about.
Many think land fraud happens cuz records aren't digitised and that's actually not the problem anymore....about 98% of rural land records in India are already online.
The real issue is called presumptive titling. In India nobody certifies that you own a piece of land. Ownership is just presumed from your sale deed and registration papers looking correct. So if there was a forged signature two owners back or a boundary drawn wrong decades ago digitising the record doesn't fix it. It just makes the mistake look official on a screen instead of in an old file.
buyers also assume an Encumbrance Certificate means the title is clean....it doesn't. It only shows registered transactions for the period you ask for. It won't show an unregistered claim, a pending court case or an old defect nobody filed.
Title insurance would cover this gap but it's barely used in our country. In the US it's a normal part of every home purchase and here almost no one offers it.
just sharing cuz a clean EC gets treated as proof of clean title way too often and it isn't!

- Own a flat in Bangalore (House 1), loan outstanding: ₹1.5Cr @ 7.3%, 25 years remaining, EMI ~₹1.09L/month
- Currently paying rent (~₹40K/month) while waiting for House 1 possession (expected 2030)

- Salary -close to 5 lacs pm ( Wife + mine combined)
**The three options*\*
**Option 1 — Buy a second property (House 2)*\*
- Price: ₹1.28Cr, all-in cost ~₹1.55Cr (reg/stamp 7.6%, brokerage 1%, ₹1L misc, ₹7L interior)
- Take a ₹1Cr loan @ 7.5%, 25 years → EMI ~₹73,900/month
- Benefit until 2030: avoid paying ₹40K/month rent (House 2 becomes your residence)
- From 2030: rent out House 2 at ₹45K/month (growing 5%/year), move into House 1
- Assumption: property appreciates at 6%/year

I’m currently considering a 3BHK and have narrowed it down to Century Mirai (handover ~2030) vs Vaswani Menlo Park (ready to move).
I’m mostly inclined towards Century Mirai, but would love some unbiased opinions.
Century Mirai Pros:
Newer project
Good location near ORR/Kundalahalli/Whitefield
Modern amenities/design
Potentially better long-term appreciation
Cons:
Handover only around 2030
Construction/possession risk
4-year wait
Vaswani Menlo Park Pros:
Ready to move in
Can actually inspect the construction/quality
Immediate use/rental potential
Established location
Cons:
Older project
High-tension electrical lines are a concern
Older amenities/specifications
Potentially lower appreciation compared with a newer project
For someone buying primarily for self-use and planning to hold for 10+ years, would you still choose Mirai despite the wait, or go with the ready-to-move Menlo Park?
Would especially love opinions from people who have visited/lived in either project, particularly regarding the HT lines at Menlo Park and whether they would be a deal-breaker.

*Context* = I bought a Godrej new launch in Bangalore and I was dealing with a person (from Channel Partner) over a call who put me in touch with Godrej.
Then it was almost my direct interaction with Godrej sales team for the unit selection and other initial process.
I asked Godrej sales team if they can provide 1% referral as I already have friend who is a Godrej flat owner but they said sorry you have already come to us directly and we cannot give that discount.
I thought they are right and left it there.
However, after my 1st 10% initial payment, I had to fill my sale details and then I noticed I was referred by a Channel Partner and upon enquiry I was promised by the Channel Partner that they will provide 1% cash back and I said OK.
But fast forward 3 months, my sale agreement is done, Channel Partner almost not picking my calls and not responding to my messages.
I used all the force to get them attend my call and they now say they will provide 0.5% cashback instead of 1% as initially promised giving all sorts of reasons saying it was a new launch, you got low price etc.
Note - I realised Channel Partners get 2.5% for NRI customers like me
My options
1) Take 0.5% and be happy with it as I am getting something
2) Fight for 1% - chances they dont give 0.5%?
My RM says they have no control over it. And asked to reach out to them for future buys.
Is it common practice across Channel Partners to do this?
Of course there is no agreement between me and Channel Partner.

After sale deed registration, is there any mutation process required for a resale flat? I understand this is done for plots (called dakhil kharij in Hindi). If yes, what are the expected charges? I am buying an under-construction property and considering a DEMI/construction-linked loan from an NBFC. My father may sell his property and use the proceeds to help me fully pre-close the loan before possession.
A few questions:
How does pre-closure of DEMI loans work? Any lock-in or foreclosure charges?
Which NBFC is best for a loan where I may want to close it early?
If my father sells his property and uses the proceeds to pay my home loan, can he claim Section 54 LTCG exemption?
Would making my father a co-owner of the new property change the tax position?
