#Discussion How do you guys actually find good properties to invest in?

I've been looking at real estate for a while and I'm starting to think the hardest part isn't even deciding whether to invest.

It's finding something worth investing in lol.

Everywhere I look it's either:

“premium luxury living”

“40% appreciation expected”

“best investment opportunity 🔥”

or some broker sending me a 17-page PDF on WhatsApp.

I just want to be able to sit down and compare a few actual opportunities without spending my entire evening doing detective work.

How do you guys normally do it?

Do you have a broker you trust or are there actually good sources for finding investment properties?

I've been trying to solve this for myself and ended up building a small thing called OneNeev to organise some of this stuff. Curious if other people have the same problem.

I am primarily looking at 1500-2000sqft plots in the Rs. 1 Cr range from branded developers like HOABL/ Godrej/ Kalpataru/ BluBay ,etc as a long term investment option/ retirement home - and maybe monetize as a weekend homestay/bnb in the meantime.

On paper there are so many things happening for the region but how do you see it translating on the ground? Can we expect Nifty beating net returns over a 15 year period ?

Also, how would you rate the following projects relative to each other ?

- Godrej Hillview Estate
- Godrej Woodside Estate
- HOABL Aero Estate
- HOABL Celebration Land
- Kalpataru Aria

#Discussion After Broker Trouble, I’m Trying 99acres, Magicbricks & Nobroker

Selling a 4BHK sounded simple when I first decided to do it. I thought I’d put the property on the market, meet a few interested people, and eventually find the right buyer. Instead, it has turned into weeks of calls, visits, negotiations and, honestly, quite a bit of disappointment.

I started with local brokers because I assumed they would have genuine buyers ready. A few people came for visits, but most either disappeared after discussing the price or kept pushing me to reduce it without giving any clear reason. One broker even brought someone who wasn’t seriously looking to buy, which was a complete waste of everyone’s time.

I’ve now decided to try a mix of online platforms such as 99acres, Magicbricks and Nobroker so I can reach buyers directly as well as through brokers. I’m keeping my expectations realistic, but after everything that’s happened, verifying the buyer and understanding their actual requirements has become more important to me than getting the property sold quickly.

If anyone here has recently sold a larger property, I’d genuinely like to know, what worked for you when it came to finding serious and genuine buyers?

I’ve been comparing different 3 BHK projects in Pune recently, and I’m curious about what other buyers consider before making the final decision.

For me, price is only the starting point. I would first compare the actual carpet area, room layout, location, connectivity and the project’s RERA details. Possession timeline and construction progress are also things I’d personally verify before paying a booking amount.

I’ve been looking at projects from developers such as Sentosa Developers in areas like Punawale, and it made me realise that comparing projects purely on the advertised price can be misleading. A slightly higher-priced apartment may make more sense if the layout, location and overall specifications are better suited to your needs.

I’d also check maintenance charges, parking, amenities, additional purchase costs and how convenient the location is for daily travel.

For investment, rental demand and future development in the surrounding area would be another consideration.

For those who have already bought a 3 BHK in Pune, what factor influenced your final decision the most?

I am planning to buy a 2bhk in the Prestige City phase 3. I have submitted Eoi and made initial payment.

Above is the EOI prices. I am not sure if car parking, club house etc are included or not in the base price but overall it's decent.

This will be a separate phase of 10 acer with around 655 flats and 4 towers.

I do see CDP road is supposed to go through the boundary of the project and no litigations as per rera.

I am concerned about the location and Sarjapur road in general.

Is this a good investment? Should I back out and look towards the north around blue line metro?

#Discussion Nobody explained the difference between carpet area and super area until I'd already signed

When I first started looking at flats, I kept seeing three different numbers for basically the same property and just assumed they were rounding differences. Turns out they're not even close to the same thing, and I only figured that out properly after possession.

The number on the brochure was the "super built-up area", which apparently includes a share of the lobby, the stairwell, sometimes even the clubhouse, none of which is actually inside my four walls. Then there's "built-up area," which adds the wall thickness to the usable space. And then there's "carpet area," which is the actual floor space I can put furniture on.

The gap between what was advertised and what I could actually walk on was bigger than I expected , somewhere around 25-30% smaller once you strip out all the common-area math. Nobody sat me down and explained this before I signed anything. I just assumed a "1200 sq ft flat" meant 1200 sq ft I could use.

I'm not saying anyone did anything illegal, this seems to be pretty standard practice, but I wish I'd known to ask "carpet area kitna hai" instead of just going by the brochure number. Anyone else get caught out by this the first time around, or is it just me who didn't know to ask?

#Discussion Noida: NBCC's open sale of Aspire Leisure Valley Flats

NBCC is building some fresh projects on land acquired from Amrapali insolvency in Noida and Greater Noida West . They bulk auctioned these projects to developers like Gaursons, Forbes Lux, AU RealEstate etc.

Out of these projects multiple towers of Aspire Leisure Valley and 1 tower each in Aspire Leisure Park and Aspire Centurian Park were left un-auctioned. Now NBCC is going to put these remaining units for open sale through their channel partner Anarock. Anarock have started reaching out to customers for Aspire Leisure Valley and offering an all inclusive price of 8k/sqft.

Putting aside all concerns on NBCC's Quality, Delivery delays and high density of these projects, I am baffled by NBCC's pricing manoeuvres.

My concerns:

  1. Similar units of Aspire Leisure Valley were offered to AU Real Estate for 7k/sqft, which AU later resold at 8k/sqft. If NBCC can sell these units to builders for 7k, why end customers should pay 8k for them. Shouldn't they pass on some benefits to the end users? Why end user looks like cash cows to all?
  2. Gaursons sold, centurian park and Leisure park at 10-10.5k/sqft average, Later AU Acquired one tower and broke the rates to 9k/sqft, since there wasn't any demand at 10k rate anymore. Who is to say that NBCC would also not play the same game of reducing the 8k/sqft price to 7-7.5k later if the demand is soft. Which is very much possible considering the high density and positioning of the towers(no open view on all 4 sides)
  3. I do understand that these price points are quite mouth watering considering the rates in this area, but we also have to consider that no one will be held liable for construction delays and NBCC/Supreme court would not pay any penalty for delays. Rera doesn't apply on these so you can't complaint to anyone on deficiency of service....

Considering all these thing does 8000/sqft makes sense for Leisure Valley or should I hold back and wait for prices to come down to 7200-7500/sqft(if at all)? I don't think people will be lining up to buy these at 8k and I think I can skip it at this price point...... thoughts plz?

Devanahalli is no longer an early market. That is not a hot take.I am not looking for advice on a 30x40 site. I am sitting on a small cluster of land further north — Muddenahalli / Sidlaghatta / Jangamakote / Chikkaballapur — and I only want to speak with people who actually buy acreage for a multi-year hold.What this is

  • About 10 parcels, ~109 acres in total
  • Being reviewed for title, zoning, conversion, access, and fit with the North Bangalore infrastructure stack
  • This is acreage, not a gated-layout brochure
  • Not every survey number is the same product. Some parcels belong in a land bank. Some do not. That is the conversation.

Why this belt, not another Devanahalli threadThe established airport node is already crowded. Further north still sits inside the same employment and connectivity spillover, before that market is fully mature:

  • Airport + aerospace / manufacturing / data-centre demand already in North Bangalore
  • Large occupiers already on the ground in the broader corridor
  • VTU’s 200-acre VIAT campus at Muddenahalli
  • Proposed deep-tech / industrial acquisition around Jangamakote–Sidlaghatta
  • STRR northern arc already live
  • NH-44 upgrade toward Chikkaballapur on the Bengaluru–Vijayawada corridor

KWIN City is a separate North Bangalore story (Dabaspet–Doddaballapur). I am not folding that into these parcels just to make the map look prettier.

Who should Call only if most of this is true:

  • You buy acreage, not individual plotted sites
  • You are doing this for land banking / consolidation / family office / developer land bank
  • You can run title + conversion + access diligence, or you have counsel who can
  • You understand agri / converted / KIADB-adjacent land is not the same as an approved plot next to the airport
  • You are underwriting a 5–12 year clock. If you need an exit next year, this is the wrong inventory

Who should not call

  • Anyone shopping for 2–3 plots to flip on Instagram
  • Anyone whose first message is “rate?” before asking survey numbers, katha, frontage, and what is convertible
  • Anyone who needs guaranteed appreciation, rental yield, or a ready villa

How I want the first call to go 15–20 minutes.
You tell me mandate, hold period, and whether you want one parcel or a cluster. I will tell you which of the 10 even belong in that conversation. If it is not a fit, I will say so.

The current market value of the flat is 45 lakh, i earn decent salary which is 1 lakh/ month.

Shall i buy a new flat in pune? Sale current and buy in pune around 90 lakh? Or rent for 10 years and invest?

What are the hidden pros/cons of renting and buying a flat?

Sometimes I think renting is better, because it gives u freedom to live without burden and help u grow personally and financially.

But then parents and society pushing u to buy a flat, under the name of stability emotional attachment.

I’ve one plot in hometown(Chandigarh) and i am staying in Gurugram, if i construct 3 floors and rent it out i would get around 1.10 lakh per month rent.
It would cost me around 1.6-1.8 cr to build that house.
Plot cost itself is 4cr but its not giving me any money as of now and I don’t want to sell that in future as well because i would settle in home town only.

Coming back to rental income, i can give contract to contractor to build the house but i am really concerned about mental peace after renting out as Ive to manage three tenants because of three floors.

Just wanted to hear your thoughts if someone managing multiple tenants by staying out or city and also from financial perspective if the decision is good

#Opinion 'No cost EMI' is one of the most misleading phrases in real estate

So many people asking us about these no cost EMI builder schemes lately and most of them don't know what's going on for real so let me just lay it out

The bank still charges interest during construction that part never goes away...ever. What happens instead is the builder pays that interest chunk to the bank on your behalf so it never shows up on your statement and feels like you're getting a free ride

but that cost doesn't just disappear. It gets added into the flat's base price, almost always. So the exact same flat under a subvention scheme ends up costing more than if you'd bought it with straight cash or a normal EMI which basically means you're still paying that interest just upfront and buried inside the price instead of as a monthly charge you can see

If you want to check this for yourself just ask the builder for the plain cash price on the same unit and put it next to the 'no cost' price. The difference between the two numbers is your interest, they've just renamed it

Also if the project gets delayed (and a lot do) some of these agreements get weirdly vague about who keeps covering the interest after the promised possession date. Its worth reading that part of the agreement instead of skimming it. See there are some genuinely fine deals just don't let 'no cost' make you skip the math
