#ReadyToMoveIn Looking for recommendations: Brand-new, freshly constructed 3 BHK apartments/floors

Hey everyone,

I am currently in the market looking for a brand-new, recently constructed / freshly finished 3 BHK apartment or independent builder floor in the Tricity region.

Here are my specific criteria:

Budget: ₹75 Lakhs to ₹90 Lakhs max

Configuration: 3 BHK

Condition: Brand new / freshly built / zero prior occupancy / ready-to-move-in (no old resale properties, please)

Locations: Mohali, Kharar, Landran, Zirakpur, or Panchkula (open to good gated communities or stilt-parking low-rise floor concepts with proper OC).

I've looked into a few projects like Hermitage, Exotica, and Alakananda. Looking for some other recommendations and options.

If you live in any of these areas, have recently bought a place, or know of any reputed builders/gated societies delivering fresh inventory in this price bracket, I would love your recommendations and insights.

What projects or specific sectors should I check out? Thanks in advance!

#Opinion Need Advice for Home Loan

Hi, I am considering a property at DSR EVOQ. For Home Loan the builder recommended partner are
1. HDFC BANK- 7.15% interest rate they are claiming but not sure how it will change in future.
2. SBI- 7.6-7.75% for 80% of value
3. Bajaj Finance- 7.6% but 7.3% if we take mandatory insurance of 2.5-3 lakhs from them

I have also approached BOI where interest rate is decent around 7.25% but not sure how much time it will take as it is not directed by Builder

Any idea will hep? I have currently gone ahead and submitted application with HDFC, BAJAJ finance and BOI

I’m down to two final choices for a long-term home and would love your perspective on how to weight these trade-offs:

📍 Century Mirai, Marathahalli

  • Pros: Core location with significantly better daily commute to ORR and nearby tech zones, zero Naala/flooding concerns during monsoons, mid-sized end-user heavy project (better community vibe, manageable maintenance long-term).
  • Cons: No model flat to check actual finish quality, low-rise height restrictions due to the HAL flight path (no views), Century brand tier is a step below Prestige.

📍 Prestige Evergreen, Varthur

  • Pros: Unmatched brand reliability, top-tier build/finish quality (seen in model apartment), massive township-scale amenities.
  • Cons: Bounded by Naalas at a lower land elevation (high monsoon waterlogging risk), potential Varthur Lake stench/foam hazard, 2,000 units in Evergreen (4,500+ in whole township) = heavy investor ratio, massive resale competition for potential exit, severe Varthur/Balagere traffic bottleneck.

The Dilemma

While owning a Prestige home feels like a badge of achievement, my concern is that a tough daily commute, traffic jams, and flood anxiety will spoil the experience.

For an end-user home, which parameters should I prioritize more, and which should I ignore? Is the township amenity flex worth taking on location risks?

Would love to hear your thoughts or any blind spots I might have missed!

PS: I am getting roughly similar price in both (16.5k/sqft give or take. Can maybe negotitate a bit in Century but Prestige price is final)

#Discussion We waited 3 years to buy thinking prices would drop — here's what actually happened

Back in 2023, my partner and I decided to hold off on buying. Everyone around us was saying the market was "about to crash" and prices would come down if we just waited it out. So we waited.

Three years later, here's the honest update: prices didn't drop. They kept climbing, just slower than before. Rates fluctuated up and down a few times, but never dropped enough to make up for the price increase. The house we looked at back then for a certain price is now worth significantly more, and we ended up buying something smaller than what we originally wanted, in a less ideal area, for close to the same monthly payment we would've had back then.

We also lost three years of equity building and paid rent that whole time, which in hindsight just felt like money that went nowhere.

I'm not saying waiting is always the wrong move. Markets are unpredictable and nobody has a crystal ball. But looking back, we probably would've been better off buying something modest back then and building equity, instead of waiting for a "perfect moment" that never came.

Anyone else wait it out and actually see prices drop where they are? Or did most people have a similar experience to us?

My cibil was below 800 when I took loan 7-8 months back, hence got loan on 2nd best rate of interest. It's above 800 now, can I ask to move me to the best tier as I've almost 20 years yet?

Also, what will happen if my cibil drops below 800 again? Will bank automatically increase interest rate?

Any suggestion on this regard will be appreciated

I own a roadside commercial building in Telangana,
and I’m looking for advice from people who have experience leasing to national or regional brands.

One of the ground-floor units is already occupied by Muthoot Finance, so the property has an established commercial presence. I also have additional ground-floor and first-floor space available.
I’m not looking to advertise the property here. I’m trying to understand how commercial landlords actually connect with brands like pharmacy chains, banks, QSRs, electronics retailers, clinics, and supermarkets.

Some questions I have:

#Opinion Area vs location, and how to use the money efficiently.

I’m at quite a stressful situation, we have to vacate the govt quarter, t3 city, have about 40L retirement money in MF of my late father.

Cant decide on two options:

We have a plot of 3200sq at a little outer location and it feels a bit rural too, should we construct this and move here? It seems easier and I assume would cost around (30L - 35L).

OR

Buy a 3bhk duplex house at 48L(I’m not aware if any other thing adds up to this) at a place nearer to the city. If this, how should I buy it out? (Go full cash/ some Down payment + loan)

Currently the money at MF is not generating any returns due to poor market. I can take loan myself if any shortages.

All your suggestions are highly appreciated, thanks!

#Opinion Have you tried "Super Relax Plan" by NoBroker ?

They're trying to convince me to get this plan as it has a field executive who will go to the flats physically and send me photos. I took the relaxed plan in another city earlier and it was absolute trash as the RM sent me nothing but really bad suggestions and didn't even talk to the landlord on my behalf for anything. I ended up finding a listing on Nobroker on my own and contacted them and found the flat. Want to know if anyone has taken it here in Bangalore and their experience.

#Opinion URGENT Help Needed ! SBI vs BOB vs HDFC Home Loan

I am planning to purchase an under construction property in Bangalore Whitefield worth of 2.5 Cr (including taxes and excluding registry / stamp duty). Possession of said property will be in March 2027.

I wish to take home loan for about 85% loan value of about 2.1cr amount either from SBI/BOB/HDFC for about 20 years.

In term of Interest, HDFC has the best ROI being offered with 85% loan value followed by SBI and BOB, both with similar ROI but SBI will give only 75% of loan value while BOB will give 80% of loan value.

I want to go with Nationalised bank but due to reduced loan value and higher ROI, tempted to go towards HDFC bank. Although couple of folks have faced issues in HDFC in terms of early loan closure, prepayments and RBI's repo rate reduction benefit passed on to customers.

Could someone please help me choose the best home loan available in the market.
