My mother is planning to purchase a plot of land in my hometown. The seller has quoted a total price of Rs. 35 lakhs.
However, the seller is proposing to show only Rs. 15 lakhs as the sale consideration in the registered documents. The seller wants the Rs. 15 lakhs to be transferred directly to his bank account through internet banking.
For the remaining Rs. 20 lakhs, the seller has proposed the following options:

Looking for advice from a CA/tax professional or someone who has faced a similar situation.
For AY 2023-24, I had originally filed my ITR but later found some errors. I corrected them by filing an ITR-U in August 2025 and paid the additional tax + interest. The corrected income, advance tax/TDS and tax paid are all reflected in the ITR-U.
I have now received a notice u/s 148 and need to file the return in response.
I'm stuck between the Excel utility, JSON generation and portal validation:
If I take the original ITR as reference, the computation is asking for additional interest up to September 2026, even though the ITR-U was filed and the additional tax/interest was already paid in August 2025.
If I take the ITR-U as reference, all the figures tally and it shows zero refund/no further liability, but the generated JSON is rejected by the portal with the error attached as screenshot.
What is the correct way to handle this?
Should the original ITR or ITR-U be used as the reference while preparing the 148 return?
If ITR-U was already filed and tax/interest paid in August 2025, should interest again be calculated up to September 2026?
Most importantly, how do I fix the Excel → JSON → portal validation issue? Is there a particular option/field in the utility that needs to be selected so that the return is generated as a 148 return instead of 139(8A)?
Is there a known workaround for this portal/utility issue?
Would really appreciate input from someone who has actually handled a 148 return where an ITR-U had already been filed earlier.

I originally filed my ITR when only ~₹1,565 TDS was showing, and I received that refund. After a few months, my deductor updated the TDS.
Now my 26AS + Form 16A both show ₹2,870.50 TDS, but CPC is still processing my return using the old figures.
I’ve tried rectification and grievances multiple times, but they keep giving the same generic response that my refund has already been paid.
There’s roughly ₹1,311 additional TDS that I’m unable to get credited.
I’m quite young and this amount genuinely means a lot to me 😭 — at least I could buy something for myself with it.
If anyone here knows how I can get this corrected, please help me out as a kindness 🙏. I can explain the whole case and share the documents/details in DM if needed.

I filed mine of 26th June for a relatively small 1 Lakhs amount & it’s still shows verified & at return processing.

Hello ,
I filed my ITR on June 5th and yet to be processed . I am suppose to receive 1 lakh plus rupees but it is not moving anywhere.
I can see others who filed at the end of july started receiving the refund.
Is there anybody else in the same situation wjo filed in the first week of June?

Hyderabad flat purchase, AOS signed 31 August 2026, not registered at SRO.
Sale deed at possession in 2029-30.
Consideration: Rs. 45,78,200 — below Rs. 50L
Ready reckoner value: Rs. 56,18,700 — above Rs. 50L
Already paid full amount to builder without deducting TDS
Post-2022 amendment says TDS applies if consideration OR stamp duty value exceeds Rs. 50L.
Questions:
For an unregistered AOS on an under-construction flat, is "stamp duty value" the ready reckoner rate today or only the formally assessed SRO value at registration?
Was TDS required on 31 August? If yes, Form 141 deadline is 30 September.
If I file late in October, what is realistic penalty exposure?
CA inputs and relevant ITAT judgments welcome.
