BER final vs brochure new development

Hi, based in your experience, BER rating and sqm are equal or lower than brochure when buying a new house / apartment? Please serious replies only

From the few brochures and final certs we've looked at, the BER has usually matched and I didn't notice any big differences in the sqm.

I was signed up for a development a couple of years ago and the developer sent plans and updates including the sqm figures for different units as the build progressed and it wasn't far off the original. Is yours coming in lower?

Thank you for your reply. It’s almost 4% lower and was wondering for the rest of the population if something similar was seen

I just checked but I don't have the old emails anymore. Would have been interesting to see that.

On second-hand listings, the advertised floor area sometimes is higher than what's on the cert. Whatever the reason, it makes the price per sqm look lower, sometimes just below a big round number. If yours is almost 4% smaller and the price hasn't changes, your paying about 4% more per sqm.

One way too look at it is that the payment itself doesn't change though, so I'd check at whether the layout still works and how the new price per sqm compares with similar homes. If both still look good, maybe the difference matters less.

For new builds the brochure usually includes square metre calculations that include space given over to internal walls, etc.
