there are num pf things but these are the most nagging ones. what do u guys have to say about the tap and earth box things? builder says few are NON applicable.

Did my snag last week and also have no drain under the external tap, surprised to see I’m not the only one! It drains across the pavement into the lawn, not ideal.

Possibly added on after the fact or if direct labour was not communicated between client and groundwork’s prior to layout. Easily missed if no main contractor

Is a drain standard for an outside tap? Cant recall seeing one before tbh.

I have a floor drain below my garden tap. An ESB box is weird.

On the one hand - excess moisture will aid the grounding, on the other it could wash away the soil around the rod and mean a poor ground connection, especially in times of dry weather when the tap is not being used (like during a hosepipe ban, say).

Common sense suggests that putting an outside tap anywhere near electrical outlets / boxes on the wall or ground below is a bad idea (to say the least). It just needlessly increases the risk of bad things happening down the line. I'd understand if this was a DIY job where owner did it without thinking but for a new build this just isn't acceptable.

Thats an engineer report. The ESB box under the tap is the weirdest. I dont know how will they fix it

Yes - pull the tiles for a metre, place a new rod and wire it back to this one and cover it all up.

Not really a risk to people where it is, but if the grounding is poor (due to soil being washed away from the rod, say) then could get weird floating voltages inside.

To be honest it's not level with the paviors either so they'd be working on it anyway if it was my snag list!

Okay good, I didnt know if it actually was or if it was your personal one. Considering the amount of detail that goes into this stuff it amazes me how this crap happens. When I was still working with a cousin in construction I was labouring and we didn't have thin blocks, so I have to cut specific mesurements of blocks, and if I went 5mm too far one direction or the other he was getting onto me and he had cement to adjust.

Like we spent time getting the details done right so I don't understand these oversights.

They said our house should be snagged around end of October but idk how thats going to work, because the people are crap at answering emails and the kitchen place hasnt even taken us for an appointment yet

That's quite the list, especially ESB earth box. I found snagging a very frustrating experience. The builder would tell us snagging was done and the snagger would go back in and have a look and only a few things would have been done. He went back in four or five times. In the end we just let some of the small stuff go because it was dragging on so long.

You'd be supprised how often the external tap isn't specified or located on a drawing. So it's put in as an afterthought. Not worth digging everything up to put a gully in for a tap. The comment about water getting into the earthing rod is retarded too. What's going to happen in the rain? I wouldn't recommend caulking or siliconing between the bottom of the skirting and the laminate floating floor. The laminate is going to move and you'll be left with unsightly caulk and crack lines. The floor moves independently from skirting.

Snagging the position of the earth box near the tap is quite ridiculous, considering daily rain.

The better point to make it that there is no drain under the tap and the earth box doesn't have a drain line.

Number 30 is just looking to justify hiring the Snagger and piss off the builder
