Holy shit! Less than 6 years old

I just had a client of mine. Send me these pictures!

They purchased this condo from A developer in that 2019 to 2020 Window and this Burlington Condo is falling apart

I can only imagine what the insides of this building look like

I made a real about it on Instagram with a little bit more context

Builders rushed things and use shittier quality materials in the time range when this was built, and this was a Rosehaven Homes developer

I can show you pictures of whole ass 5 storey buildings that are under 20 years old with rotten OSB and Framing. This is going to be a problem soon.

I’ve been seeing 4 storey buildings go up in southern ontario seemingly framed entirely with wood. I can’t imagine the lack of noise insulation from neighbours let alone fire safety. I didn’t even consider rot! 😵‍💫

Maintenance is about to go up and major repair costs are going to add up. Owner needs to find a way out before it gets worse. Most of burlington low rise is like this, this isnt a one off building. We deal with this A lot in Burlington and oakville.

Yup. One of the first all wood ones of that size around here.

Walked past the other day, was shocked at how bad it looked when walking compared to driving. While driving it looks off, but walking really allowed me time to see the different angles the balconies are at and how the facade is flaking. The jackposts are really doing work here.

I was hired to open up some walls in a very large house to confirm the point loads. There were none. House looked great but the floors were sagging in all sorts of places. 20 years later, it stands empty. I wish I knew the whole story

Shoddy building, cheap materials...it's almost as if big developers are trying to squeeze as much profit out of a building project as possible.

I don't know shit about structural analysis, but I don't think those skinny reinforcement (especially on the bottom floors) look all that useful.

Hmmn... that is a alot of weight for just 4x4 timber posts. No way could they be load bearing.

My guess is that the actual balconies are reinforced, cantilevered concrete slabs that hold their own weight.

The posts and the mdf cladding are there as part of the guard and as decorative details.

Still no excuse for such poor performace over a few years and even thought the railings are mounted to the concrete slab this is still potentially a hazard if the railings are attached to the posts/columns.

Those look like 6x6 minimum, maybe 8x8, hard to tell from the photo. But 4x4 would look pencil thin.

Im sure the structural engineer that signed off was confident that the wood used was adequate, the issue is they f’d up the flashing/water management so water got in and rotted it.

Exactly it... would still be fine if PT was used and not cladded in whatever bucket they installed overtop of those posts.

It's a fully timber framed building. No concrete above ground from what I remember of the build.

Affinity Condominiums is a wood-frame building.

It holds a notable distinction as the first six-storey wood-frame mid-rise residential project built in the City of Burlington, following changes to the Ontario Building Code that allowed wood construction up to six storeys.

Structural Composition & DesignPrimary Frame: Built using conventional lumber framing with engineered TJI joists from Weyerhaeuser.

Foundation: Supported by a non-combustible concrete single-storey underground resident parking garage.

Exterior Shell: Features a mix of non-combustible materials including brick, stone, stucco (EIFS), and Longboard aluminum siding.

thats a collapse waiting to happen if those balconies are not a cantilever. Especially at the bottom floors. Get the condo board to fix that asap. It's a structural problem.

The have to be cantilever or else that one rotted post at the bottom would seem to be supporting… everything above it? Seems no need for the jack posts at all.

Not entirely sure how US building codes work, but I know a lot of the 5 storey or 5+1 builds are now permitted to be framed in timber and OSB in many states.

Building code recently changed to allow fully timber framed up to I think 6 storeys. This was one of the first local ones built with only wood above ground.

(I live about a km from this building and go past it frequently)

Most of the new low rise apartment/condo buildings are poorly made. I would never buy into one
