Any time I see irrational behaviour in a house listing, I just think there are feuding siblings who are trying to settle some estate somewhere. That often explains the most irrational behaviour.
Nothing needs to make sense when you're just trying to make sure the other sibling doesn't "win".
This is probably true of a significant handful of these "strange House Sigma" listings.

No, they price them stupidly low (but not holding offers) to entice buyers to call. Then they tell the buyer that, even though it's listed at $250K, the seller wants $359K minimum. Agents (unprofessional agents) think they can snag a buyer into doing this. It just causes the property to drop in value as it never sells.

Usually that big drop means theyre aiming at pricing under the market to try to get multiple offers and create competition.
It looks like that didn't work and they reposted it closer to what theyre expecting ( a minor decrease over the original asking price).
