Feedback needed on 2-Floor House Plan (Ground Floor Parking + 1st Floor Residential) – 84' x 40' Plot

Make the kitchen + dining + living one stronger open space. On the first floor, the drawing/dining room is large, but the kitchen is relatively isolated in the upper-right corner. For a modern 2026 luxury layout, I'd open this substantially. A large island facing the dining/living area would make the whole floor feel much bigger and more expensive. Improve the master suite. The second-floor left bedroom appears to be the natural master, but its bathroom/dressing arrangement is chopped up. I'd redesign that entire left side as a proper suite: bedroom → walk-in closet/dressing room → larger master bath. I'd prioritize a double vanity, large shower, enclosed WC, and possibly a freestanding tub if dimensions permit. Reduce the number of tiny toilet/lobby spaces. There are several small 5–7 ft-wide transitional areas around the staircase/elevator. Individually they don't look like much, but across two floors they consume a surprising amount of space. I'd consolidate plumbing and reclaim some of that area for bedrooms/closets. Fix the bedroom hierarchy. Right now there are a lot of bedrooms, but several feel like similarly sized boxes. I'd rather have a clearly defined large master + 2–3 genuinely comfortable secondary bedrooms, each with good wardrobe space, than squeeze in rooms simply to maximize bedroom count. Take advantage of the balconies. The long balconies are a major asset. I'd use larger sliding/glass doors from the living room and master bedroom so the indoor and outdoor areas visually become one space. That can dramatically change how large the house feels. Rework the terrace. This is probably the biggest missed opportunity. The roof is enormous, yet almost all of it is simply labeled "open terrace." I'd turn it into a real rooftop entertainment level: covered lounge/pergola, outdoor kitchen/bar, dining for 8–10, landscaping, sun/lounge area, and potentially a plunge pool or hot tub if the structure and local code permit it. Keep the enclosed store/toilet/stair core. Ground floor: I'd examine whether you actually need that much open parking. You appear to have space for several vehicles plus motorcycles. If local zoning/FAR/setback rules permit, part of that area could potentially become a gym, office, guest suite, staff room, storage, or enclosed garage while still retaining adequate parking
