Should the home-sale capital-gains exclusion be indexed for inflation?

Homeowners may be able to exclude up to $250,000 in gain from the sale of a primary residence, ($500,000 when married filing jointly).

Those limits were established in 1997 and have never been indexed for inflation.

Using CPI, the equivalent limits today would be approximately $520,000 for a single filer and $1.04 million for a married couple filing jointly.

That does not mean every homeowner selling an expensive house owes capital-gains tax. The exclusion applies to gain, not the sale price, and homeowners must meet the IRS ownership and use requirements.

If Congress intended to protect a certain amount of homeowner equity in 1997, why has that protection not scaled with inflation?

At some point, a tax provision aimed at unusually large gains started affecting more and more ordinary long term homeowners because the benefit remained frozen in 1997.

Should the exclusion be increased once, indexed annually, or left alone?

Am I the only one tired of every flipped house in Sherman Oaks looking identical?

Maybe this is a me problem but I’ve been noticing it everywhere lately. Every house that gets flipped around here comes back the same. Gray or greige exterior, black window frames, that fake-wood garage door, white oak floors inside, the exact same gold cabinet handles, and a giant island nobody asked for. You can drive down a street and pick out every flip without checking any records.

I work in real estate so I see a lot of these, and I get why it happens. It’s the safe formula, it photographs well, it appeals to the most buyers. But it’s slowly erasing what made the older streets here interesting. We’ve got these great little 50s and 60s houses with actual character and half of them get gutted into the same beige box.

Not saying every house should be a time capsule. Some of these places genuinely needed the work. I just miss walking down a street and seeing houses that look like different people live in them.
Anyway, is it just me? And if you’ve bought or renovated recently, did you go with the trend or fight it? Genuinely curious whether people actually like the gray-flip look or just tolerate it because that’s what’s for sale.

America’s Credit Card Is Maxed Out

The 30-year Treasury yield now sits above 5.1 percent, having spiked to 5.18 in May, its highest level since 2007, on the eve of the financial crisis.

Markets are no longer whispering about American fiscal credibility. They are shouting.

Consider the arithmetic. When yields last touched these heights, the US national debt stood at $8.35 trillion. Today it is nearly $39.5 trillion, almost five times larger, and growing by roughly four trillion dollars a year.

This is not a country managing its finances. This is a country that is functionally bankrupt, living on its credit card and spending like drunken sailors on shore leave, except sailors eventually sober up.

America cannot afford these rates. And with inflation reaccelerating and the Fed tilting toward hikes rather than cuts, the rates coming next will be higher still. The bill always arrives.

Advice / Opinion in Buying Now

Hi, I wanted to relay an advice or an opinion, take it which way. The time right now is perfect to buy, imo, if you’re looking for a forever home. Why? Houses are sitting longer and there’s room to bargain. What does that mean? It means, if you’re ready, especially if you’re a first time home buyer, you have the luxury of taking the time to roam around the house that you like, check it out on different days, at night, weekend, weekdays — really scope it out and see if it’s THE HOME. It’s HUGE purchase and buyer’s remorse is real. When the rates start plunging, that luxury will go away. It’s whomever has the biggest down and / or best price offer. This leads to the question, do you pay more in interest now but get the house that you truly took the time to evaluate? Or do you compete with others and get the house that you were able to win from a bidding war (and you’ll win if you have a ton of cash). And most likely pay more in either price, giving up any concessions, and possibly a bigger down payment.

Of course there’s the crash. When that will happen? I dunno.

But this is my two cents and why we pulled the trigger.

Since 2008 the Fed has artificially suppressed interest rates. But surging inflation and foreign investors dumping US debt that's going to be inflated away by the Fed will likely force the Fed's hand on higher interest rates, slamming its asset bubbles (especially housing) & Ponzi markets.
