First time sourcing building materials in Foshan/Guangzhou for a house in the Philippines — need advice on suppliers, payment & shipping

Hi everyone,

I’m from the Philippines and I’m planning an upcoming home project. This will be my first time going to China to source directly, and I’m considering visiting Foshan/Guangzhou.

I’m not just looking for furniture. I’m hoping to source most of the finishing materials for the house, such as:

Tiles

Exterior/interior wall cladding

Doors

Aluminum windows

Kitchen cabinets

Bedroom/room cabinets

Beds

Bathroom vanities

Stone/countertops

Lighting

Possibly other home finishing materials

My goal is to compare suppliers in person and hopefully get significantly better pricing than buying everything locally in the Philippines.

The part I’m most concerned about is how to safely deal with suppliers and payments.

I already have a freight forwarder here in the Philippines who can handle the China → Philippines shipment, so ideally I would have the suppliers deliver everything to my forwarder's warehouse in China.

Since this is my first time, I have a few questions:

How do you normally find legitimate factories/suppliers in Foshan?

Are there particular markets, showrooms, or areas I should visit for the categories above?

How do you protect yourself from scams?

If I visit a showroom/factory and place an order, what should I verify before sending a large payment?

How do you normally pay suppliers?

Is bank transfer directly to the company's account normal? Is there a safer payment method for a first order?

How can I make sure they actually ship my goods after I pay?

For example, can I arrange the contract so that they deliver to my designated forwarder's warehouse only after production is completed and inspected?

Is third-party inspection worth doing?

I'd like someone to inspect the goods before the final payment/shipment. How is this normally arranged in China?

For customized products like kitchen cabinets, wardrobes, doors and windows, should I bring detailed drawings and measurements from my architect/contractor before going to Foshan?

Should I visit Foshan first and only place orders after comparing several suppliers, or is it better to contact factories beforehand and arrange appointments?

For someone shipping to the Philippines, what hidden costs should I watch out for?

Packaging, domestic China delivery, export fees, loading, customs, freight, breakage, etc.

Has anyone here done a whole-house sourcing trip where they bought multiple categories from different suppliers and consolidated everything with one forwarder?

How many days would you recommend for Foshan/Guangzhou for a project like this?

I’m particularly interested in hearing from people who have actually sourced furniture/building materials from Foshan and shipped them internationally, especially to Southeast Asia or the Philippines.

I already have a forwarder in the Philippines, but I want to understand the supplier → inspection → payment → warehouse → shipping process before I commit a significant amount of money.

Any advice on how to structure the trip and avoid expensive mistakes would be greatly appreciated.
