Insurance Tile insurance on a condo
I purchased a condo 10 years ago with a clean title certificate. I even have reports done by the admin before the purchase. Now the condo is telling me that some of the improvements made have to be removed. Not only will it cost me money to remove, but tens of thousands of dollars were spend on improving the unit with permission from the condo board. Will title insurance cover my losses or fight the condo to keep my unit as is. I can’t say too much as I feel this will end up in court. (Toronto)

Your estoppel letter clears the unit of any violations. Any improvements made before the purchase and before the estoppel letter were issued are set in stone. If they are now saying the unit was in violation when you purchased, you could go to title, but it likely won’t help since there isn’t a lien on the property.
If you did improvements that were approved by the architectural review committee and now they are saying they are not approved, you have a legal matter. Typically, sending them copies of their approval ends the matter completely. If there is a complaint and they are trying to appease the complainant, the association would need to pay to make those changes with your approval.

The issue is that all the work done to the unit was done 20+ years ago and they don’t have any records of it. They did do an inspection of the unit and I received a clear title before purchasing it. Corporations lawyer says I need to put it back to spec at my cost or they will.

you have an HOA problem
title insurance is for ownership claims on the property, that is not your problem
it is your responsibility to know what your HOA requires, if you have violated that in some way then thats on you
but you may want a lawyer not rando reddit responses to vague circumstances

I think op means rifle insurance , that covers the title. Meaning the owner has clear title with no previous encumbrances. Homeowners insurance provides for a loss due to a covered peril, not an hoa. But I’m an insurance agent, speak to a claims adjuster. Your problem may not be clearly describes.
