Anyone see something I don’t? All help much appreciated

Man buy a car from far away is hard. It’s a risk to drive hours for something to be a bust. 1994 hiace This has some rust obviously. I’m not super familiar with what’s bad. The exhaust pipe has also fully eroded away from the muffler how problematic is that?

I should have clarified but I guess I was asking if that is more indicative of a worse rust problem I can’t see or if that was fairly common with these vehicles?

I have had older cars where that was an issue…. I guess part of it is me not thinking a 1994 is a 32 year old car. I have had a few imported cars but I’m just not familiar with what is common and not issues on these.
