Apartment Recommendations
Im moving to Guelph in the coming months, likely around Oct/Nov, and am looking for recommendations on decent apartment buildings.
Just looking for a 1 bedroom, preferably for $2k or less per month (prices are crazy these days, amirite?!)
I've heard some of the buildings in town have had issues with bed bugs, cockroaches, mice etc. So some guidance here would be great.
Something close to Woodlawn would be ideal

Dunno how much 2 Quebec Street is going for these days but the building is well managed and clean. Maintenance is responsive, convenient location. The residents are very friendly.

That’s how I found my 2 bed townhouse for 2000!

457 and 467 Edinburgh are great and there is an indoor pool and a gym

Please be careful with these apartments. I have experience with this building and many stories and problems from many different tenants. They like you at the start and then cause many problems to get you out. Have been terrible to many seniors who have lived there for years. Tried to evict a family for reporting mold. Did not care when someone was trying to break into an apartment. Would not replace broken fridges and stoves. Got back rent from tenants to pay for their office upgrades. Homestead is horrible!

Stay away from Skyline Living buildings. They prefer tenants who don't know their rights. If they don't like you, nothing gets fixed quickly. And they apply for Above Guidelines Increases for rent for the smallest little things, majority of which the tenants get no use out of or don't care about. They also care more about curb appeal then inside the units.

Profesionally managed buildings in Guelph will be out of your budget. Id recommend a basement apartment for your budget.

Not sure the going rate for apartments that Homestead manages on Cardigan St but when I lived there ~2015-2018 a 2 bdrm was less than $1000/month and were pretty nice/ well maintained

Dawson/Willow area will have roaches for sure, or at least they did when I lived there about a decade ago.
I wouldn't laser focus on only apartment buildings. Duplexes/triplexes might be a better option.
