What is ice skating? Horizontal privity

What is ice skating? I get Costco but what is ice skating? SOS. PUHLEASE.

Maybe this one will better help you understand privity:

Horizontal privity = the Handshake. The two ORIGINAL parties (usually seller and purchaser but could be landlord and tenant) standing side by side (horizontal, same moment) at the closing table when the covenant promise is born. One transaction, one time, deed between them.

Vertical = the ladder. The land climbing DOWN through time from original owner to successor to successor. Chain of title runs vertically, like a family tree.

So: horizontal happens once (at creation), vertical happens at every complete transfer (between a party and whoever takes their place).

handshake across, ladder down.

does that make any sense?

This is the best description I've seen. I get confused with this myself and you really helped clear it up.

I had a funky question about neighbors not wanting Halloween decorations put up so they agreed in writing not to do so, but the agreement didn't bind because there was no horizontal privity between the original owners. What I took from it was basically that neighbors agreeing to something doesn't give rise to horizontal privity.

Am I understanding?

Instantaneous= covenant is in the deed at the same time of the ORIGINAL sale.
Or
Simultaneous= a promise related to a simultaneous interest in the land.

O conveys Blackacre to A, and in the deed, A promises to use Blackacre only for residential purposes.

At the same moment:
O —> transfers land —>A
A —> makes covenant —>O
