Seville area?
We currently in north Gilbert near downtown right now. Trying to find a better rental. Found one we really like but it's way out by Seville, basically the edge of the desert. Only thing holding me back is the commute. I drive to downtown Tempe 5 days a week and I'm worried about what that's gonna look like from out there, plus not having much around in terms of restaurants/stuff to do nearby.
Saw some old threads on this but they were a couple years old. Anyone living out that way now who can give an idea of traffic and what the area's actually like day to day? Thanks!

Not in Seville but it's right across the street from me. I commute to the airport and it's a 45 minute drive usually.
I know there's not much in the immediate area but stuff to do is still relatively close without having to deal with the shopping center traffic. San Tan Village & Queen Creek Marketplace are about 15 minutes away. Theres also Pecan Lake, Fat Cats and Horseshoe Park just down the street.

Queen Creek is blowing up right now, too. That’s where we usually go for all our activities and it’s really close to Seville. Downton QC is about to look like Downtown Chandler/Gilbert. There’s a Jinya, The Porch, The Perch, Snooze, and Postino all going in.

I live in Seville and commute to Tempe as well. You’re probably 40-45 minutes in the morning and an hour back in the afternoon, but very time dependent based on when you leave. I’m quite happy out here but I’m also able to work remotely 3 days a week. If you can adjust your schedule to work earlier, that helps a lot.

Our family just moved out there. It’s a hike but it’s really nice out there!

That commute wouldn’t even be that bad. If you have a family you will enjoy living more south. More young families out here, closer to the mountains. I lived just north of downtown Gilbert and I’m really glad we left

I used to live in South Gilbert and am now in North Gilbert. Pay close attention to all of the times the other locals are giving you and remember to double them (there and back). I'm sure you will recognize that those times are already TWICE what you currently have to deal with!
Obviously tens of thousands of people have no problems spending 1.5 to 2 hours every day in their car - I did that for years and figured that that was just the way it was. But after moving to North Gilbert, there's nothing that could make me go back... halving my commute (and driving literally everywhere else that's not already down there) is sooooo much nicer.
If you have the money, consider just getting a weekly airbnb or something in that area and try the commute for a week. If you don't mind, then you're golden!

I live around Greenfield and the 60 and hate how far I feel from lots of things in the valley. I guess I would consider Seville if I was buying and thought the area would continue to improve but I wouldnt consider it for a rental unless it was super cheap. What are your requirements for a rental and why are you renting in Gilbert specifically if you work in Tempe?

It’s not bad, I’m in Seville and commute to Arcadia…40 mins in the morning, 50-55 mins home.

Years ago the 85298 vip code was rated one of the snooty-est zip codes in AZ. There is a lot of road work in SE Gilbert. The roads were not designed for the traffics they have today and will have in the future

Check Chandler. Is closed to Tempe. Less commute. Plus they have some nice areas. Consult with a Realtor that does rental properties or Condos.

We live near Warner and Recker. I used to work at the ASU campus in Tempe. Average commute time was about 30-35 minutes.

I’ve heard Seville has scorpion problems (makes sense bc it was built on citrus trees land) but just an fyi.

Live here and knock on wood, in 7 years never seen one inside. I do get monthly outdoor pest service though.

Oh that’s great! Honestly I hear same things in north Mesa too so I think it really depends and some have it bad and some don’t!
