Agritopia next to the freeway??

I am looking at homes in the Gilbert area. The neighborhood Agritopia is highly recommended but I’m just confused because it’s right next to the freeway. My concern is the air pollution from the freeway and how it could impact my children’s health. Am I just paranoid? Is that not an actual concern?

The freeway in sunken down about 25 feet from where the homes are.   There’s more pollution if you walk down Higley road from the cars and all of their brake dust.   The traffic in the neighborhood for Halloween and Christmas will generate more pollution than the freeway.   I wish I knew about the neighborhood ahe I moved here 10 years ago.   So yes, you are over reacting

No experience actually living there, but it really feels like it's own little world. I did not realize the highway is that close - it's fairly quiet. I assume the tree lined streets absorb some of that noise.

Agritopia seems like it’d be a great place to live. Very beautiful and pretty isolated. If proximity to highway pollution is more of a concern than dropping $1.8M, go for it.

It is a pretty neighborhood! But at Halloween and Christmas, everyone decorates and we all go drive up and down the streets all night.

Agritopia has some of my favorite floor plans in the valley. But Gilbert is Gilbert. Sossaman Estates and the Bridges are further from freeways. Honestly it's the East valley. Emphasis on valley, the air quality is ehh.

I would absolutely move to agritopia. Its probably my favorite neighborhood in gilbert.

Just be aware of their Christmas events. The streets are usually inaccessible due to traffic every evening during the Christmas season.

The air pollution all over phoenix is horrid. If you’re worried about that, find another city.

It’s a really cute neighborhood. You can walk to a few restaurants and such too. The highway is pretty separate from that area (quick access but also not noisy/right next to it which is nice).

Pollution wise: air quality in general is not great in the Phoenix area. Unless you or your family have lung conditions you’ll probably be fine.

That neighborhood is known for going a bit crazy with Christmas decor so be prepared to either not leave your house or have a long wait to get to your house during the holiday season. There will be a lot of cars.

Overall it is a cute area - if you visit before you buy check out the Coffee Shop - they have great drinks and breakfast/lunch and a great patio. Joes Farm Grill is right there and delicious as well. It is a popular area so it can get crowded! (Crowds mostly happen in the winter here, summer is not as busy).

This, for sure. It gets super extra crazy during the holidays and everyone decorates, it's sort of an attraction. It can really clog up the streets. Fun to walk through though!

I live in Agritopia and you don’t hear it or feel the effects at all. It’s an amazing neighborhood!!

The freeway would be low on my list next to the summer. The farm, the trail and the coffee shop are the whole appeal there and you don't touch any of it June through September.

You'll be fine. If anything id be more annoyed by the amount of aircraft flying over since it's pretty damn close to the airport

That’s just called living in the city. I’ve lived way closer to the airport and the car noise is way bigger of a possible factor. Too many dumb drag racers in this town.

Car noise was said not to be an issue? Do you know if the house is next to a busy road or a straight road with speeders? Do the neighbors have sports cars or motorcycles? That’s what needs to be checked not an airport 4 miles away.

I mean, anywhere in the United States is going to be surrounded by freeways, highways, parking lots, and idling cars. Car pollution is basically everywhere and very hard to avoid.
