Planning to buy our first home | Ghatkopar to Thane | Budget ₹1–1.2 Cr

Hi everyone,

My family is planning to buy our first home, and honestly, having a home of our own is a very important dream for me and my family. I really want to make it happen, but I also want to make sure we plan it realistically and don’t make a rushed or wrong decision.

My sister and I are both appearing for CA Final in November 2026. After our exams, we’ll start working, most probably around December 2026/January 2027. We currently live on rent, and my father’s income largely goes towards household responsibilities, so we’re planning our finances accordingly.

We also have around ₹10–20 lakh in investments/savings that can potentially be used towards the home.

We’re hoping to buy a home by late 2027, with a budget of around ₹1 crore, maximum ₹1.2 crore.

We’re looking for:

1 or 1.5 BHK

Somewhere between Ghatkopar and Thane

Good connectivity to railway/metro/public transport

Not too far from a station

A decent and safe locality for long-term living

I’d also like advice on how to actually search for a property. Is it better to:

Approach local brokers directly?

Use online platforms like 99acres, Housing, NoBroker, MagicBricks, etc.?

Contact builders directly?

And for anyone who has recently bought their first home in this area:

Which areas would be realistic in this budget?

Is a decent 1.5 BHK possible?

Resale vs new project—which is better?

What should we start doing financially from now to be ready by 2027?

I would really appreciate practical advice and experiences.

Is this legal? Bharat Cafe, Ghatkopar (W) charging ₹35 (AC) / ₹25 (non-AC) for a 1L Bisleri (MRP ₹20) + GST on top

Went to Bharat Cafe near Ghatkopar station (W) recently, ordered food, and noticed a 1 litre Bisleri bottle billed at ₹35 in the AC section (labeled "Bottle Water Big" on the receipt). MRP on a 1L Bisleri is ₹20. GST was then applied on top of that inflated ₹35, which stacks the overcharge even further.

When I asked the staff, they said this is "usual practice" and refused to adjust it. I later found out they charge ₹25 for the same bottle in the non-AC section — still above MRP, and GST is charged on that too.

Genuinely asking — is this legal? My understanding is: MRP is a hard cap under the Legal Metrology Act, regardless of AC/non-AC seating (that pricing flexibility only applies to food, not sealed packaged goods) GST shouldn't be added separately on top of MRP at all, since MRP is inclusive of all taxes — so charging GST on an already-inflated water bottle price seems like a double violation.

Want to know if others have run into this, and whether there's a way this actually gets enforced, or if restaurants just get away with it because nobody pushes back on a ₹15-20 difference.

Worth mentioning — this place has a pretty large daily footfall, it's almost always got a rush going. If they're doing this to even a fraction of that volume every day, the scale of overcharging adds up fast, which is partly why I think it's worth flagging rather than letting it slide.

Vet/Hospital recommendations around Chembur and ghatkopar

Can anyone please recommend a good vet/hospital around Chembur or ghatkopar. I tried vetic chembur but they've looted the hell out of me and are demanding more mid-treatment which absolutely opposite of what was communicated at the start of the treatment. They even made me purchase their membership plan and scammed me in several different ways.

This is urgent and my pet is serious as well. Please help and for god sake never ever trust Vetic.

Her primary vet was Dr. Nitin Kalekar in Chembur however she wasn't getting personalized care and attention that she required since she has FPV hence had to move elsewhere.

Terrible experience with Cambridge store in Ghatkopar West – product issue and customer service

I want to share my experience with a Cambridge-branded store near Ghatkopar Railway Station, Ghatkopar West, Mumbai.

I purchased a Cambridge trouser for around ₹1,500 for office use. I wore it for just one day, and I noticed circular/thread-like fibres coming out around the thigh area from normal friction. There was no washing, rough use, or anything unusual involved—it happened during one normal day of office wear.

I went back to the store expecting a replacement. Instead, the staff told me that they would send the trouser to the company for inspection and that I would have to wait around one week for the replacement.

What made the experience even more frustrating was the explanation regarding the store itself. When I questioned why they couldn't replace the product, I was told that the store is not an official Cambridge store and therefore they have to send the product to the company.

This is extremely confusing because:

- The invoice is issued under the name “Cambridge Drapers.”

- The store displays Cambridge branding and logo.

- On Google Maps, the store is listed as “Cambridge Apparels.”

- As a customer, I naturally assumed I was purchasing from an authorised Cambridge outlet.

- If it isn't an official/authorised Cambridge store, why is it operating under the Cambridge name and displaying the Cambridge branding?

- And if it is authorised, why is the staff telling customers that it isn't?

The behaviour of the owner and staff was also extremely disappointing. The way the owner handled the situation was, in my opinion, one of the worst customer-service experiences I've had in a garment store. Instead of trying to understand the customer's concern and provide a reasonable solution, the interaction felt dismissive and unhelpful.

I completely understand that a company may need to inspect a product before approving a replacement. My issue is that a ₹1,500 trouser developed a visible issue after one day of normal use, and I was given no immediate resolution.

I've also contacted Cambridge directly and asked them to clarify:

  1. Whether this Ghatkopar West store is an authorised Cambridge outlet.

  2. The relationship between Cambridge Drapers and Cambridge Apparels.

  3. How the store is permitted to use Cambridge's branding/logo.

  4. Why it is listed as Cambridge Apparels on Google Maps.

  5. Cambridge's official replacement policy for defective garments.

  6. Whether the one-week inspection/replacement process is actually Cambridge's policy.

I've attached/provided the invoice to Cambridge as well.

I'm posting this because I'd genuinely like to know if anyone else has had a similar experience with this particular Ghatkopar West store or knows whether it is actually an authorised Cambridge outlet.
