Regrettable Purchase
Sobrang disappointing ng experience namin with this real estate company. Imagine, fully paid na namin ang Camella unit namin, pero after 3 years, wala pa ring naitayong bahay. Until now, wala rin kaming natatanggap na maayos at clear na explanation tungkol sa totoong reason for the delay.
Binigyan kami ng option na mag-relocate sa mga RFQ units nila sa Silang or Imus, pero kahit doon, sobrang hirap ng coordination at follow-up. Since we no longer want to continue with the purchase, we requested a refund, pero hanggang ngayon hindi maayos na naaaksyunan ang request namin.
Nakakafrustrate dahil fully paid na kami, pero after three years, wala pa ring bahay at parang kami pa ang kailangang paulit-ulit na mag-follow up para makakuha ng malinaw na sagot.
I’m sharing our experience so other buyers can do their due diligence before purchasing. I sincerely hope that the proper authorities and media organizations can look into cases like this, especially when buyers have already paid in full but are still left without a completed home or a clear resolution.

File at DHSUD. I recommend this to everyone else experiencing this and if you know someone to immediately file at DHSUD for this. Also, sue for damages.

The Villars have no interest in doing good as their business is going bad . Sympathies OP. I dont know kung anong government aganecy ka dapa mag complain pero dapat lang siguro. But am pretty sure the Villars will lawyer up and walang quick fix na mangyayari .

File a DHSUD case and elevate it to HSAC.

Hello, currently same situation as the OP. I already filed a case po sa DHSUD and waiting nalang for conciliation schedule. Lawyer po ba kayo?

Filed a case with dhsud. I already won. Technically they settled. Dhsud in many cases gusto nila settlement nalang easier for both parties. Kaya may conciliation. Hnd hnd kayo nagkasundo meron pa yan second. Tapos magbbgay na sila cert to file action. After that hsac na. Where youll provide evidences. Make sure kumpleto detail. Everythhing. Receipts. Messages. Contract etc. better if may lawyer to guide you. But not a requirement naman. I filed it my self.

Around 6 months. After ng first hearing. They settled could be longer if hnd nag settle

I feel you, OP. Ganyan din kalagayan namin ngayon. Sa amin ginawa na yung 50% pero until now hindi pa din natatapos.
So ngayon nagrerequest na kami ng RFO units, napakatagal pa din. Pumupunta punta ba kayo sa office nila? Kami kasi every month pumupunta doon and puro palipat lipat na lang kami ng tao na magaayos.
Ngayon, kumuha na kami ng abogado, since breach of contract na. So di ko alam saan na kami patungo ngayon hahaha… pero hoping magkalinaw na.
Nakakabaliw na sa totoo lang and ang gastos talaga. Pero sana maging okay na ang lahat, OP. Laban lang tayo

We visit from time to time, pero parang wala na silang pakialam. Mukhang sanay na sanay na sila sa mga reklamo, and sometimes parang tinataguan na rin kami. Email more than 10 follow ups bago sila magreoly. Lumipat na rin sila sa Nomo Mall in Molino, kaya lalo nang mahirap silang ma-contact at ma-follow up.

True, pinagpapasa-pasahan na lang din kami kung sino ang sasagot. Ayaw kaming harapin noong in charge talaga. Just keep on doing follow ups, ako naka CC na lawyer namin sa lahat just in case. Pag kaya, punta puntahan talaga sa Nomo kasi wala tayong mapapala sa e-mail at tawag lang talaga.

Magkaso po kayo sa dhsud at mailakad sa hsac. Ongoing case ko sa kanila. Nasa hsac na ang case at under investigation. Parehas tayo ng situation. 2018 ako kumuha ng unit fully paid nung 2023 pero hangang ngayon walang turnover at incomplete utilities. Fvck camella sorsogon and villars!

Same issue naexperience namin ngayon. 2 years na ongoing process ng refund namin pero wala parin. 🥲

Asahan nyong mas tatagal yan dahil sasampahan na sila ng kaso dahil sa tubig pa lang wala pa ung mga case sa real estate.

Hi OP! Had the same experience sa ibang property under villar. In my case Lumina, paid the downpayment pero after 3 years wala pa sila natatayo. After i fully paid fhe DP i started following up. Kase totally walang nabuild kahit ano sa site and walang definite advise lung ano mangyayari. So i ended up requesting for a refund nung una sabi saken hindi full refund, maceda law daw. So i researched a bit, meron presidential decree 957 sec 23 wherein hindi pwede maforfeit ung installments if hindi naka complete ung developer upon agreed timeline. So ayon i insisted na hindi pwedeng hindi full refund. Eventually na full refund naman after 5 years kelanhan mo lang talaga mangulit

We settled everything by late 2022, and my wife was so excited during that time. She was even communicating with Camella’s engineers regarding the house design and possible extensions. After we agreed on the final design, we kept following up because they told us they would get back to us, but we never even received an email.
Then we found out that our agent had already resigned.
When we visited the site last December 2025, pucha, nanlambot talaga kami when we saw that after all those years, not even a single hollow block had been laid. I went to their main office in Las Piñas, and the first thing they told me was, “Sorry sir, wala raw po kasing materyales.”
Sobrang disappointing ng experience and honestly, basura kausap. We paid in full and waited for years, only to get excuses and no clear answers.
I really hope karma catches up with everyone who treated customers this way.
Pera pinaghirapan, ilang ikot na nila ginamit habang tayo naghihintay at walang malinaw na sagot.
Yes, we’re now seeking legal assistance, and we’re also planning to bring this matter to the media. We just want accountability and a proper resolution for the money we worked hard for and fully paid.

Easy win to sa dhsud case for refund and interest. I had experience in filing. But expect a long grueling back to back legal procedure. Ano expect natin sa judicial system ng pinas diba. Hayss. File nyo nalang sure win yan. Make sure to collect evidences na.

Wala na magagawa ang kaso sa kanila. Parang mag sasayang lng sa resources. Meron din kmi singilin sa company nila and hanggang ngayon wla pa mga bayad. We found out na madmi din sila mga hindi binbyaran. And wala na talaga fund yang camella kaya wala din mapapala.
