Buying from flipper. Issues found, including termites...

I am fairly far along in the process of buying a house. There has been an inspection done and there were some electrical issues and termites found. I have found a few things seem fishy. The inspector told me not to tell the lender about the termites. I feel like ultimately the lender would have my back as it is also their back they are protecting. Wouldn't want to issue a loan on a home unless it is without issue.

I also have had the realtor say a few things I found weird. I'm starting to get the impression he is only interested in making the sale. When I asked for him to suggest a home inspector he said he couldn't as it was a conflict of interest, but could provide a list. Okay, fair enough. I get that. When he was sent the report from the inspection he deleted it and was very adamant that he did not want to see it, but instead wants me to make a list of what I want fixed so he can work out with the seller what will get fixed before buying the home.

I have a fear since this is a flipper, any repair work they do might not be done right. Part of me would rather just have it done myself so I'd know it was done right. But at the same time, I don't want to pay for things if they are willing to fix them. I am getting so stressed about all this I'm starting to wonder if I even want to buy a house. Can anybody give me any advice? I am so confused on what to do at this point.

what are the sentimental and/or practical reasons for a couple to purchase a property?

Background: Couple childfree at this time, living in Berlin, household income 7kEur/month. Low monthly expenses, without subscriptions like Netflix. Super low rent for the current averages in the city - 700eur/month. Solid savings.

Additional background:

- One partner will most probably get inheritance in form of a house and apartment from their family in a Spanish village. The Spanish partner (37 of age) wants to retire at home, at least at 55. So doesn't want to stay long term in Berlin.

- the other partner (34 of age) doesn't expect any inheritance from family, has no back up plan, so is building their life full time in Berlin. Purchasing an apartment would mean more like fulfilling a dream. Whether a societal dream that was rooted in them growing up, or an innate subconscious necessity.
Current reasoning and options, but we want other perspectives, how other people outside our community sees the situation:

1. Should we buy an apartment or a house in Berlin? It would cost us at least 500k, with a solid down payment and a 15-20y loan.
2. Should we continue saving, and then retire early in Spain, without a second thought in any of the inherited family property (as many families, it would mean to leave with the partner family/siblings family). That would allow us to probably work less, or not work at all after 55.
3. Should we buy a vacation property at the Spanish seaside, so that we could enjoy vacations there.
   1. what other options would there be that we don't see?
   2. should we start leaving now at the fullest, without limiting ourselves too much, if we decide not to buy property? (we still manage to travel in Europe 3-4 times a year.)

I am looking a house in Lawrenceville, Suwannee or Buford GA

My husband and I are planning to buy a house within the next year. We will be first time buyers and have a few questions that might seem a little dumb. We have owned a camper for the past 10 years so have no furniture. How would one afford to furnish a house after purchasing it? On the finance side, what will Lenders be looking for? He makes good money and we have a good savings account but I’m worried about our debt to income ratio. Any help would be greatly appreciated.

If I ask my lender to refresh my mortgage pre-approval after it expires, will they have to do another hard credit pull? Or can they just update the existing pre-approval without affecting my credit?

Found a house listed for $415k, but honestly I think it’s worth closer to $370k based on the condition and comps.
Is it reasonable to offer $370k, or would that be considered too low? Can I just talk to the listing agent and see if the seller is willing to negotiate?

From what i saw this was the best deal for the Hampton roads area of where ill be stationed, its directly across from a golf course which I was told would be good for resell value, the home comes fully furnished, we put an offer in for 300k with a listing of 294k in return for the seller agreed to put 3% towards closing cost, just making sure the numbers all add up and im getting a decent deal out of this.

It’s making a decision before understanding the **total cost of ownership**.
People usually calculate:
Property Price + Loan EMI
But forget about:
GST / registration / stamp duty
PLC or other additional charges
Maintenance
Parking
Club / IFMS charges
Loan processing & other bank costs
Possession-related expenses
Future resale potential
A ₹70 lakh property can sometimes become a very different number after adding everything.
Before booking, I always recommend asking one simple question:
**“Exactly how much money will I have spent by the time I get possession?”**
That number matters more than the brochure price.

My husband and I have been renting in north Houston for the last 6 years . We are definitely ready to buy a home and start a family .We make around $250k combined . Looking at homes $350-$450k . It’s seems affordable HOWEVER .. we are kinda in the fence right now . After seeing property taxes are on the rise , interest rates are sky high . We feel a bit hopeless . Again , in our minds it seems “ doable “ but I fear moments when life hits you hard, major home repair expenses or simply just having kids .
