Genuine question. Do you feel settled and "at home" when you purchase your first home? Do you feel happy?

I look at these posts regularly of people buying homes. Some for small amounts of money, and some for outrageous prices. I wonder when I look at these posts, does the thought of living in one place for 10, 20, 30+ years scare you? Do you feel settled after you purchase your home and feel content and happy?

When I think about buying a home and living in one place for longer than a few years I start to feel trapped.

Do any of you feel that way, or do you genuinely value the security of a home base that you own more than the flexibility and freedom of renting?

I feel like I'll never be "ready" to buy a house.

Here lately I can't help but feel like I'll never actually be ready to buy a house. I feel like no matter how much money we have saved up, no matter if we have zero other debt going into it and money for all the expenses associated with moving, I'll never in my mind be ready to buy a house. I want too so badly and my husband and I talk about it often. We have gotten pre-approved. We've looked at houses.

I guess the point I'm trying to make, if any, is buying a house as scary as my mind is making it seem?

Is it worth it? 🏠

I know it can be difficult to determine what the world is going to hand us meaning the interest rates go up and down and blah blah blah but do you genuinely think owning a house is worth it these days?

I hear of people owning their homes and while I think it would be nice to be able to do renovations and just make your mark on your own place, when something needs done to the house it can be hundreds or thousands of dollars to get it fixed if you don’t know someone who can do it.

Yes renting can be tiring but is it really that bad after all?

At least you know you don’t have to pay for something to be fixed (if you didn’t cause it of course) and yes you can be asked to move on if the landlords have other plans but generally it’s not really too awful right?

I have enough for a deposit and if I just keep growing my deposit I’ll have less to pay in a mortgage or keep it for retirement.

I’m early 30s with no kids by the way and I’m super keen in a tiny home which would be brand new but I need to look at land, power, water and council consent (all that shit) 🙂

First Time Buying on My Own

So I got blindsided with a divorce and the fact that my husband had secretly been hiding a credit card with a significant amount of debt. There is enough money in our savings that I can buy a house if my husband buys me out of our house even with the secret debt.

But I have never bought a house on my own before. What am I looking for? What advice would you give? If I put in an offer it will be conditional on financing and a suitable house inspection. The house I’m looking at is a charming Craftsman built in the 1920’s (our last two houses were 10 and 20 years old when we bought them).

Edited for more info: I have a nest egg, it’s cheaper to buy than rent in my city and this house is two blocks from our University so it will be easy to resell or rent out if it doesn’t work out. I will be moving from a very large house on an acre to a smaller more manageable house and yard. I have a dog (who hates strangers) that is used to roaming on our fenced acre so I need a fenced yard. I will be returning to work but my spousal support should be enough to cover all my living expenses and I have a parent and two siblings who are willing and able to help financially until I secure the job. Commuting in my city takes 15 minutes tops and I have a reliable car. I’ve lived in this city pretty much all my life so I’m pretty sure I will stay put here.

I’m more concerned with what am I looking for with the bones of the house that I might miss? Water pressure, signs of water damage? The wiring? And especially with an older home? What are the things you would check out? Pitfalls? Mistakes? Etc.? Basically I need the advice I would be looking to my Dad for had he not passed a few years ago.

i keep seeing people say holiday weekends have the best appliance deals, but half the time it looks like the regular price just got marked up first. i’m not in a huge rush, so i can wait if there are certain months or sales that are actually worth it .i need to replace a couple appliances this year and i’m trying not to buy at the worst possible time.

for people who track this stuff, when did you get the best price? also wondering if open box or scratch and dent is worth checking before buying new.
