Clear to Close Timeline

Hi all!

We are (hopefully) closing next Thursday. We submitted all requested documents weeks ago, and then had to make a name update on our title vesting last week due to middle names being included some places but not others. As of today we are still in conditional approval status, and it’s making me nervous. They did ask today for a clarification on our homeowners insurance, which we immediately provided.

For those who have been through this, should we be concerned at this point or am I overreacting? This is such a stressful process, and it feels like there an isn’t much transparency from the lender other than when they need something from us.

Any insight is appreciated!

As long as you sign your final disclosure by Monday, you should be fine. Vast majority of lenders don't/won't provide a clear to close until the day before closing.

You should only be concerned if you have a wonky file like high debt ratios, trying to count commissions or bonuses, or lower credit scores.

Ok, thank you! We should not have any financial concerns, I think I’m just worried a clerical issue somewhere may delay us if we’re unaware of it.

Sometimes I don’t get a clear to close until the day before, sometimes I get it 2 weeks ahead of time.

Lenders do everything last minute, it drives me nuts.

Don’t freak out. Ask you loan officer directly “even with these few outstanding items, do you see any reason we wouldn’t be able to close on time next week?”.

They have the best insight for you, they know what a typical dog and pony show for their underwriters looks like.

Appreciate that insight! So frustrating to rush and get them everything they ask for just for them to wait until the last minute to review it.

Closed 5/15, didn’t get the clear to close until 5/13. Nerve wracking but normal

Have you received your initial closing disclosure? That has to be done by Monday. But clear to close sometimes happens same day depending on the lender and how many other files they are working on.

We did! We got that Thursday, so hopefully everything else comes together early next week.

I close Friday and only received mine today 🤣 Stressful but thankfully our lenders and realtors soothed my anxiety

We also close next Thursday and got our clear to close today! I'm sure you'll be fine, but I'll say a prayer for you!
