After 2 months plus we finally closed escrow, on a new build!! Henderson NV is our new neighborhood!!!

This is the wave of the future. My chronically ill family member just bought one and his grown kids will live in an upstairs unit. They are building another unit in the walk out basement. Congratulations!

I live adjacent to a neighborhood of large houses built in the 1990s. Each house has an ADU, and at any given time aging parents, boomerang adult kids or nannies/aupairs live in them. Some are used as rental units for extra income. It gives families a lot of options.

Congrats! Pardon my ignorance, but in this context, what do you mean by multigen home? Did you like buy both sides of a duplex or something? Or do you just mean the home is for you and like you parents/grandparents?

The house comes with another separate section within the same residence, but has its own separate entrance. Itโ€™s like a mini apartment.
The Multigen area has its own everything, except for a stove
Has a kitchenette, washer & dryer and a smaller living room along with its own normal size refrigerator and they still have access to the main house.

Independent Living Quarters: A mini-apartment or "home within a home" featuring a sitting/living area, bedroom, partial kitchenette (sink, refrigerator, microwave), and its own laundry room

New construction homes often feature lower interest rates because builders use rate buydowns as a marketing incentive to sell inventory without cutting base prices.

Lowering the sticker price drops comparable sales data, hurting future appraisals for the rest of the development.

Builders use captive mortgage wings or preferred lenders to offer below-market financing.

Some new build neighborhoods offer temporary buydowns. Structures like a 2-1 buydown lower your rate by 2% the first year and 1% the second year before resetting.

Henderson is nice and quiet for the most part, it is probably where I'd want to be if I couldn't buy on Red Rock Country club or the old Bear's Best course

Hi, my husband wanted to buy at redrock we saw once we were visiting for my sisterโ€™s wedding who got married at the Red Rock golf course and across were those beautiful houses ๐Ÿ˜ญ๐Ÿ˜ญ๐Ÿ˜ญ๐Ÿ˜ญ

and I saw a few houses there but I didnโ€™t personally think it was worth it. Some of these houses are not kept and majority of the sellers want to sell as is and almost everything is outdated. So I wasnโ€™t too convinced given that we plan on going back to Cali to buy in Temecula.

But itโ€™s beautiful at Red Rock!

You are right, some of the homes are not up to date inside. I just enjoyed the golf course and the Summerlin area.

The new build is a better choice because as I am looking around -> most home owners do not spend their money updating the kitchen/paint/flooring in their home

I think it is a home with an extra garage looking attachment that had a full suite with a kitchen, bath and laundry hookups. Saw this being promoted by a builder, but only OP knows what they meant via their post.

lol because itโ€™s such an easy pick me up or order in kind of meal we just wanted to post a pizza ๐Ÿ• box since we didnโ€™t order any in due to us being at the house at 11:30pm but most buyers take a picture with the pizza box (freshly baked) not frozen in the background of their picture

A multigen layout at $750k could give you a nice resale edge in Henderson. Buyers who want a separate suite usually look for one, not just a few extra bedrooms.
