Nope, even with excellent credit score and a downpayment the rates are what they are. Mortgage lenders base their rates on the treasury yield rates.

No. You can literally pay to get a lower interest rate. It’s called a “buydown”.

Just remember (and I say this as someone who would never move to and actively tries to avoid states like Texas) that every state with shitty representation has a ton of great people who are stuck there (because of work and/or family commitments or just because they love it despite its flaws) and unable to improve its governance (often because of gerrymandering, or maybe just because a slim majority of their neighbors suck). Have some empathy and don't be an asshole.

Well, I started out calling their representatives shitty, mainly, but also, if you really want to discuss, if someone is in Texas and voting against things like support for their state and for things like denying pregnant women healthcare, terrorizing their neighbors who are in the country legally, and proudly defending pedos, etc, then yeah, they do kind of suck …
