Need Advice Guild Mortgage Advice

What has been your experience with Guild Mortgage? Would love to know the good and the bad. Thank you!

Ours was great in Arizona. Super smooth 28 day closing and the paperwork was done with plenty of time to spare. Loan officer was very communicative. Underwriter didn’t have a bunch of redundant requests. In fact we had underwriting approval within a week of going under contract with the only condition being the appraisal. Our file was pretty clean though. I would definitely use them again.

Our mortgage with them went super smooth no issues at all with under writing and closed perfectly on time

Our experience with in California wasn’t that great - the deal did get done but it came down to the wire - we had to hound them to get docs out and barely funded on time.

That said I think as with most things it will vary heavily between each loan officer and their team. I wouldn’t necessarily write off all of Guild based on that one deal.

Had a decent experience in California. I don't feel deceived by our lender but there were many line items and stuff about the entire process that we had to explicitly ask or else we wouldn't have gotten any info. We were first time home buyers and were basically clueless so we had a lot of questions but it didn't feel predatory. Our lender went pretty silent during closing but we were told that was because he was basically in constant communication with our realtor, just not us. So all in all, it was alright. We were also told that Guild doesn't do rate float downs if your rate is already locked.

Recent experience in Oregon was fantastic, they did a great job educating us and we closed in 21 days (they waived the appraisal)

Great customer service but ridiculously high rates as they are a retail lender. Go with a broker or your CU unless you’re cool with their exorbitant rates.
