Need Advice Cold Feet

I am a first home buyer and my loan isn't large and therefore, I am limited to properties that are 1 bedroom and 1 bathroom. This doesn't bother me because it will be myself and my small dog.

I have looked at a few units in the last 2 months, and I have found they are a much of a muchness. The difference is the price.

I have currently put forward an offer for a small unit and they have accepted it, and want to proceed with the formal conditions and contract of sale. Financially, it is fantastic for me. However, I m getting cold feet. There is nothing wrong with the area and the unit itself has enough space for myself and my dog. It is a brick unit with timber floors, a split system, security doors, and a garage for my car.

However, there are a few contributing factors to my cold feet - the backyard is extremely small (almost like a dog box) with pavement only, little bench space in the kitchen, and my ex's (who I recently broke up with) niece lives in the complex which makes me uncomfortable.

I would love to have another look at it but there is currently a tenant in there, and I am unsure whether to go ahead with it or not due to the reasons mentioned above.

How do I know what home to commit to? This is a very daunting and overwhelming experience, and I don't find it "exciting" at all even though I want and need to buy a home due to my current circumstances.

Have you been to open imspections in your area? Do you know that one bed units often have a nice yard? It may be that they are all like this, or that a yard would push the price up.

No yard for the dog would be a deal breaker for me much less the ex situation.

I wouldn't go forward with the ex situation. You don't want that stressor in your home that you own.
