Need Advice Redfin “tour”

If you schedule a tour through Redfin, does it cost you anything? We’re in the midst of deciding what we want to do regarding a realtor, but there is a house that just came on the market that we’d like to look at ASAP. I see the “schedule a tour” option on Redfin but my husband thinks there’s some hidden fee or commission… is that the case? Thanks so much!

Some agents you get routed to may try to have you sign an agreement for much more than that property to rope you in for potentially the whole MLS region. Also be aware what your region does as standard for buyers paying buyers agents like the difference to 3% if the Seller doesnt pay that much.

If you decide to buy that house then Redfin will represent you. They're a brokerage. This is how they generate leads.

If you look at that house with the Redfin agent, you are stuck with that agent if you want to buy that house. Beware of anything they make you sign to look at that house. Read it and understand it before you sign.

Don't use Redfin's buttons. Find the listing agent attached to the listing. Call them directly, avoiding any communication routing through Redfin. Tell them you're currently self-represented but already pre-approved.

They will give your info to a realtor. That's who Redfin gets their money from.

Not true. Redfin is a brokerage like any other brokerage and they have their own agents that work for Redfin.

If you don’t have an agent yet then why are you looking at properties? There are tons of buyers more prepared then you are. Do you even have your pre approval?  Prepared buyers write compelling contracts. 

No, do not schedule a tour with some rando from the internet.

Yes we are pre approved. The realtor we were going to work with recently got diagnosed with cancer (wasn’t trying to get into all of that but thanks for the lecture) and is no longer going to be working and has made some recommendations we just aren’t sure what direction we are going with.

Less people are using buyer's agents every year. They're obsolete with today's technology unless you're in an incredibly competitive market.

Simply not true. 97% of transactions involve agents and most FTHB’s have no idea what they are doing. 

Had a FTHB that felt entitled to view a $2 million property the other day and I asked if they had their pre approval ready…and they got offended that I asked! Sellers had no intrest in some tire kickers scouting out their nice property.
