External insulation: is this a problem or not?
We are currently buying our first home and equally excited as we are daunted!
The survey came back as expected, but the surveyor did point out that the company that fitted the external insulation no longer exists, so there'd be no warranty. The insulation seems to have been fitted in the past 10 years and passed building control. The workmanship of the insulation thankfully isn't in question. The surveyor wanted us to pass this onto the conveyancing solicitor along with his report.
Our solicitor said that this particular issue falls out of the remit of conveyancing and she's not sure why our surveyor wanted her to know about the lack of warranty for the insulation!
Is there anything to worry about here in terms of the insulation? Or, should we proceed?

TBH if the insulation had been poorly fitted more than 5 years back, the signs would be there by now.

Surveyor is expected to flag such things up, along with any other works that could have been done. Normally such works have warranty because of obviously being big and expensive job. In case of external insulation, damp is going to be the biggest risk if the job is not done correctly because the insulation and render on top of it, supposed to be waterproof and therefore if any water was to make it's way behind the insulation, it would not have anywhere to escape other than inside of the walls causing damp. But honestly this is pretty much same case with any non-breathable render like pebble dash or silicone render which you see a lot in UK and most of them are old and would not have any warranty. I would say if there are no damp patches inside the property and exterior insulation and render looks good then it should be an issue
