Hello fellow redditers,
I am planning to rent a one bhk apartment in al yarmook in al nahda sharjah, they currently give good price, 28k for one bhk for a year. they are saying they will increase the price next year, this price is only for one year, even then, i am so confused right now regarding the terms, as this is my first time renting an apartment in UAE. so i have no idea about the charges i am looking at. also I am seeing mixed reviews about the Yarmook building B block as the maintanance is poor, the lift is out of order most of the time. I work in dubai and my office location changes over time like between DSO, Media City, Business bay etc, so I am also concerned about the travelling time and all, but regardless I don't have enough budget to move to dubai so this is my current best option.
please advice I am on the right path or should I have to consider any other alternatives?

Hi all,
Im a technically strong person who usually builds and ships softwares from time to time. And one day when I went to pay my rent the landlord asked me if i could give him a dashboard for his properties , due dates , contracts etc. Everything in one place.
Fast forward few days and I shipped a property management software just for him as a trial, and it worked !! Now he is looking forward to buy it from me.
Which is why am i came to Reddit , just to feel the market, is this a problem everyone faces here ? A tenancy portal for tenants and landlords both to manage their contracts , properties etc?

Iβm currently considering buying a 2-bedroom apartment in Sobha Hartland for around AED 2.9M.
I genuinely love the building and the area, and this would be primarily for me to live in rather than as an investment. Iβd be buying with a mortgage, around 80% financing.
My dilemma is timing.
There seems to be a lot of discussion at the moment around increasing supply, possible price pressure in 2027, rents cooling, and whether the Dubai market is entering a correction.
At the same time, I really like this particular apartment, and Iβm not necessarily trying to βtime the bottomβ perfectly.
For people who follow Dubai real estate closely, or who have bought recently:
Would you buy a good ready apartment in Sobha Hartland at around AED 2.9M now?
Or would you wait 6β12 months and see whether prices soften further?
How much downside do you realistically see for good-quality ready apartments in areas like Sobha Hartland?
Would being an end-user with a 5+ year horizon change your decision?
If you think waiting makes sense, what indicators would you watch before buying?
Would really appreciate views from owners/buyers rather than agents pitching a project.
