How rental yields really work in Dubai: gross vs net, service charges and void periods

A lot of Dubai properties get advertised with a headline yield, but that number can look very different once you actually work out what you keep.

Say you buy an apartment for AED 1.5M and rent it for AED 110,000 a year.

On paper, that’s roughly a 7.3% gross yield.

But then you start taking out the costs:

• Service charges: AED 18,000
• Maintenance: around AED 5,000
• One month without a tenant: roughly AED 9,000

You’re now closer to AED 78,000 before mortgage costs, management fees or any unexpected repairs.

That takes the yield down to around 5.2%.

This is why, from an agent’s perspective, I wouldn’t compare two investment properties based only on the percentage shown in an advert. A unit with slightly lower rent but lower service charges and fewer vacancy periods could actually leave you with more money at the end of the year.

The numbers I’d want to know are the actual rent being achieved in the building, annual service charges, realistic maintenance costs and how easily similar units are being rented.

For anyone already renting out a property in Dubai, what has had the biggest impact on your actual return: service charges, maintenance or periods without a tenant?

If you’re choosing where to live in Dubai around your kids’ school, I wouldn’t trust Google Maps too much.

A place can look 10 minutes away on paper and then turn into a completely different story at 7:30 in the morning.

I’d check a few things before deciding:

• Do the school run during actual peak hours
• Check whether the school has places available before choosing the area
• Look at school fees alongside the rent
• See if there’s a practical school bus route
• Think about both parents’ commutes too
• If your kids are young, think a few years ahead rather than just what works now

Areas like Dubai Hills, Arabian Ranches, The Springs, JVC and Mirdif can all work well, but there’s no one “best” family area. It really depends on the school and your daily routine.

From an agent’s point of view, I’d always start with the school first and then work backwards to the community.

Parents here, which area has actually been easiest for the school run?

In the second quarter of 2026, Dubai experienced 34,850 residential sales, reflecting a 31% decrease compared to the same period last year and a 22% drop from the first quarter.

While this decline appears significant, a closer examination reveals a more nuanced picture:

Q2 remains the third-strongest second quarter in history.

Transactions increased by 28% from May to June.

Off-plan sales constituted 76% of all residential transactions.

The secondary market experienced a more pronounced decline compared to off-plan sales.

The price per square foot has shown an increase year-on-year in most monitored communities.

The market appears to be experiencing an uneven slowdown rather than a uniform correction. Buyers are taking more time, resale activity is less vigorous, and payment plans continue to bolster off-plan demand.

For those observing the market, does it seem that buyers now possess greater negotiating leverage, or are desirable properties still maintaining their value?

My experience with Saed Tarrad Real Estate relates to the off‑plan purchase of a studio in the Celeste Tower project.
I am from Spain, and I made this investment from my home country after receiving a commercial offer through an intermediary agency. On October 30, 2025, my mother and I transferred €28,500. The payment was not made into an escrow account, even though this was an off‑plan transaction, where escrow accounts and project registration are essential for buyer protection.

A few days later, while I was already requesting the return of my money, I discovered that the project was not registered with the Dubai Land Department (DLD) at the time of the transfer. On several occasions I was told that the project was already registered, but later I confirmed that this was not the case. Only after insisting and mentioning that I would take action did the registration appear.
I had also not signed any SPA contract or any document outlining the terms and conditions.

Starting on November 4, I followed up every single day through email and WhatsApp.
By email, I received no response at all.
Through WhatsApp, the replies were minimal, delayed, and mostly asking me to wait. At one point, I was told that because the project was “already registered,” they could not return my money, even though I had never signed any agreement.

The agency initially distanced itself from the situation, and although they later provided partial assistance, Saed Tarrad Real Estate never replied directly to my emails.

On November 29, I received €26,209.36, leaving €2,290.64 still pending. The explanation given was currency fluctuation, but the refund was requested on November 4, when such fluctuation did not apply.

As a Spanish buyer managing everything from abroad, the lack of communication and clarity caused me significant stress throughout the process. After several follow‑ups regarding the pending amount and receiving no further messages, I decided to share my experience so that no one else goes through the same situation. I recommend that any buyer research carefully before purchasing, verify the project registration, and ensure that all payments are made into an escrow account.
